Job Description

Avila Construction Company is seeking a highly skilled and motivated Construction Project Manager to join our team in Monterey, CA. As a Construction Project Manager, you will play a vital role in the planning, execution, and completion of commercial and residential construction projects. You will work closely with project managers, project engineers, superintendents, and subcontractors to ensure that projects are completed on time, within budget, and to the highest quality standards.

Key Responsibilities:
  • Participate in estimating and budgeting processes to create scopes of work for specific trades, create logistic plans, perform quantity takeoffs, solicit subcontractors for estimates, and answer subcontractor questions regarding scope and/or create and follow up on RFIs.
  • Prepare subcontracts, change orders, and other project-related documents, working with the Contracts Administrator to finalize distribution to subcontractors and entry into the accounting platform.
  • Prepare submittal logs based on specifications and drawings, solicit subcontractors for submittal documentation/materials, review documentation/materials against drawings & specifications to ensure compliance, and iterate with subcontractors as necessary until submittal is fully correct.
  • Prepare RFI logs, gather subcontractor or internal RFIs, seek resolution for all RFIs by either submitting RFI or reviewing project documentation internally, provide answers to all relevant subcontractors, and ensure all RFI statuses are tracked to completion.
  • Responsible for document control/versioning, including slipsheet plans, and other project-related documents.
  • Project Planning: Assist in the development of project plans, budgets, and schedules, ensuring alignment with project objectives and client requirements.
  • Interface effectively with subcontractors and suppliers in the bidding process.
  • Design and Engineering Coordination: Collaborate with architects, engineers, and design teams to review plans, specifications, and drawings to ensure constructability and identify potential issues.
  • Permitting and Regulatory Compliance: Manage the permitting process, ensuring compliance with local, state, and federal regulations and obtaining necessary approvals.
  • Procurement and Materials Management: Assist in the procurement of construction materials, equipment, and subcontractor services, monitoring inventory and materials handling on-site.
  • Contract Administration: Administer and manage contracts with subcontractors and suppliers, monitoring contract compliance and change orders as necessary.
  • Project Documentation: Maintain accurate project documentation, including daily reports, progress photos, and correspondence with stakeholders.
  • Cost Management: Monitor project costs and assist in cost control efforts to ensure the project stays within budget.
  • Schedule Management in collaboration with your project team, tracking project progress and assisting in maintaining project schedules, identifying, and resolving potential delays.
  • Safety and Compliance: Promote and enforce safety protocols on the construction site, ensuring compliance with all safety regulations and industry standards.
  • Stakeholder Communication: Maintain regular communication with clients, project managers, and other team members to provide project updates and address any issues or concerns.
  • Problem Solving: Proactively identify and address issues that may affect project success and propose solutions to overcome challenges.
Requirements:
  • Must be competent in reading, interpreting, and analyzing blueprints/plans, technical specifications, diagrams, reports, and other project-related technical documents.
  • Excellent communication skills, both written and oral, with a high level of professionalism required in all interactions.
  • Ability to record, organize, and prioritize tasks of various complexities and follow through to completion of task.
  • Ability to plan ahead, including workforce/resource allocation, to ensure project is on schedule.
  • Must be solution-oriented and able to collaborate with other team members to problem-solve.
  • Must understand construction mechanics and proper sequencing of trades and tasks.
  • Must possess strong math, reading, and writing skills.
  • Must be able to consider information from multiple sources and practice sound decision-making based on the information available.
  • Must be able to adjust to change to accommodate changing conditions or unexpected events.
  • Must be computer (Windows) proficient, including software: Microsoft Office Excel, Word, Teams, and Outlook; PDF editor (such as Bluebeam); Management software (such as Fieldwire or ProCore).
  • Must be physically capable of visiting all areas of a construction jobsite, which may require climbing stairs, ladders, or scaffolds.
