Estimating Manager Job Description

The Estimating Manager will play a crucial role in preparing cost estimates for competitive bids and negotiated proposals. This position requires the ability to develop more economical ways to construct projects and provide comprehensive deliverables for major estimates. The Estimating Manager will be responsible for applying JE Dunn processes and tools to develop project estimates.

Key Responsibilities
  • Perform quantity surveys of materials shown on project plans.
  • Read and outline project specifications.
  • Maintain an audit trail of the quantity survey from estimate to estimate.
  • Support vendor/subcontractor pricing/bid solicitation and coordination.
  • Support the distribution of plans and specifications to vendors/subcontractors.
  • Work collaboratively and create relationships with a variety of stakeholders, such as project team members, subcontractors, vendors, and clients.
  • Gain self-perform estimating experience.
  • Gain field operational exposure through onsite project support, as opportunities exist.

Additional Responsibilities
  • Prepare complex cost estimates for competitive bids and negotiated proposals.
  • Prepare material and other costs summary for quotes from vendors.
  • Track value creation items from development through inclusion and document in project documentation.
  • Develop and manage scopes of work for all trades, including responsibility matrix, distribution of plans and specifications, and pricing, bid solicitation, and coordination for vendors and subcontractors.
  • Utilize knowledge of the project schedule and logistics in project estimates.
  • Assist with system analysis of building components and MEP systems and assist operations staff on project logistics, staging, phasing plans, and coordination.
  • Coordinate bid day summaries, general requirements, and participate in project procurement presentations.
  • Collaborate with operations and field staff to develop more economical ways to construct projects during the preconstruction process.
  • Provide professional and comprehensive deliverables at the completion of each major estimate.
  • Improve project profitability opportunities by applying basic understanding of insurance structures, fees, and rates.
  • Provide training and mentorship to others.

Requirements
  • Ability to perform work accurately and completely, and in a timely manner.
  • Communication skills, verbal and written (Intermediate).
  • Ability to conduct effective presentations.
  • Proficiency in MS Office with emphasis on strong Excel skills (Intermediate).
  • Ability to read and understand drawings and specifications (Intermediate).
  • Proficiency in construction estimating software (Intermediate).
  • Proficiency in required construction technology.
  • Knowledge of the means and methods of construction management (Intermediate).
  • Knowledge of field operations through project support.
  • Ability to prepare quantity surveys.
  • Knowledge of Lean process and philosophy.
  • Knowledge of specific trades and scopes of work (Intermediate).
  • Knowledge of self-perform and labor productivity.
  • Ability to develop General Requirement estimates.
  • Ability to develop proficiency in Lens, Revit, and/or ASE software.
  • Ability to build relationships and collaborate within a team, internally and externally.

Education and Experience
  • Bachelor's degree in construction management, engineering, or related field (Preferred).
  • In lieu of the above requirements, equivalent relevant experience will be considered.
  • 3+ years estimating experience.
  • Preference for total of 5+ years construction experience.

Working Environment
  • Valid and unrestricted driver's license required.
  • Must be able to lift up to 10 pounds.
  • May require periods of overnight travel.
  • Must be willing to work non-traditional hours to meet project needs.
  • Normal office environment, but may be exposed to extreme conditions (hot or cold).
  • Frequent activity: Sitting, Viewing Computer Screen.
  • Occasional activity: Standing, Walking, Bending, Climbing, Reaching above Shoulder, Pushing, Pulling.
