Pay Range: $46,883.00 To $48,245.00 Annually

Pay Frequency: Biweekly

Position Hours: 40 Hours/Week

FLSA: Exempt

The Property Manager is responsible for managing and coordinating all aspects of property operations to achieve company objectives. This includes maximizing occupancy levels and property values.

Key Responsibilities:

  • Conduct business in accordance with company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and applicable state and federal laws.
  • Review and approve invoices, coordinate with property owners to provide necessary funds for payment.
  • Monitor delinquency status of monthly rents, communicate with owners as necessary.
  • Send demand letters, issue notices, initiate eviction actions, and make court appearances to follow up on delinquent rents.
  • Communicate with maintenance team members, keep owners informed of maintenance activities.
  • Participate in application approval process.
  • Assist owners with questions and explanations concerning financial statements.
  • Maintain records of management activity on a daily, weekly, and monthly basis.
  • Physically inspect properties as needed or when situations dictate.
  • Ensure owner approval is secured prior to ordering maintenance or repairs exceeding the repair limit in the management agreement.
  • Ensure security deposit dispositions are accurate and in accordance with state laws.
  • Conduct market surveys and provide feedback on property pricing.
  • Shop competition and be aware of neighborhood market conditions.
  • Show available properties to prospective tenants and negotiate lease terms.
  • Facilitate lease renewal process.

Requirements:

  • Real Estate License in Kansas preferred.
  • Driver's License in Kansas.
  • 2 years of Residential Property Management Experience.
  • Proficiency in Microsoft Office and Google Drive applications.
  • General knowledge of Property Management software, AppFolio a plus.
