Closing Processor Job Description

The Closing Processor plays a vital role in supporting the overall business strategy of Land Title by ensuring seamless settlement processes and clear title. This position involves file processing, pre-typing, disbursing, and recording in support of the closing process.

Key Responsibilities:
  • Model and Promote Company Culture: Embody the Land Title culture and act as a coach and mentor to others in the organization.
  • Customer Relationship Management: Maintain customer relationships and respond to inquiries in a timely and accurate manner.
  • Closing Activity Coordination: Coordinate daily closing activities to meet team responsibilities and exceed customer closing expectations.
  • Title Research and Resolution: Obtain clear title by ordering title reports, resolving title defects, and satisfying existing liens and encumbrances.
  • Document Preparation: Assist in preparing preliminary settlement statements and real estate documents.
  • Closing Document Preparation: Prepare general and specialized closing documents, and organize real estate and lender loan documents.
  • Financial Transactions: Prepare deposits and receipts, process cashier's checks, and void or stop checks as necessary.
  • Disbursing Funds: Disburse funds and documents according to instructions from mortgage companies, payoffs, title, and other parties.
  • Document Recording: Proof recording documents for typographical errors, signatures, notary, and/or recognize omission of data; record documents with the appropriate state/county agency.
  • Notarial Duties: Perform notarial duties by following the National Notary Association Guidelines.
  • Closing Experience Coordination: Coordinate customer closing experiences, guide customers to closing rooms, and schedule clean-up of closing rooms, refreshment areas, and lobbies.
  • Administrative Support: Provide administrative assistance in document distribution, typing reports and memos, maintaining computer-based and paper files, ordering and maintaining office supplies, and performing other clerical tasks.
  • Department Marketing: Participate in department marketing activities, which may include attending after-hours functions as requested or required.

Education and Experience:
  • Education: High school diploma or equivalent required.
  • Notary Public: Ability to obtain a Colorado Notary Public.
  • Customer Service Experience: Customer service experience strongly preferred.
  • Technical Skills: Proficiency with email, Microsoft Office Suite, and the Internet.
Working Conditions:
  • Prolonged Sitting: Prolonged periods of sitting at a desk and working on a computer.
  • Lifting: Must be able to lift up to 15 pounds at times.
Compensation:
  • Salary: The pay for this position starts at $44,100 annually and increases as the incumbent moves through the training and licensing program. Once the incumbent completes their training, the position wage will be $50,400 annually.
  • Overtime: In accordance with Colorado state law, this position is non-exempt, and all overtime will be paid at time and a half.
  • Profit-Sharing Bonus: There is potential for an annual employee profit-sharing bonus based on company performance.
