Position Summary: The New Home Consultant is responsible for driving home sales by showcasing product features, designs, and benefits to prospective buyers. This role requires the application of effective sales and marketing strategies, adherence to company guidelines, and a deep understanding of the assigned communities to meet company objectives and ensure customer satisfaction.

Key Responsibilities:

  • Manage sales initiatives by leveraging corporate marketing resources, model homes, local connections, and realtor partnerships. Conduct community tours and showcase available lots and homes to potential buyers and realtors.
  • Act as a trusted advisor and primary contact for home buyers from the initial consultation through to the closing of the sale, adapting to the varying phases of the sales process.
  • Conduct tours and demonstrate model homes to potential buyers.
  • Generate enthusiasm by accurately identifying the needs of prospective home buyers and presenting tailored solutions.
  • Build trust with potential buyers by effectively communicating the advantages of M/I Homes, including:
    • Company history and culture
    • Confidence Builder program

    • Customized financing options
    • Competitive advantages within the division
  • Research and analyze competitor offerings within the same geographical areas.
  • Engage with realtors to foster relationships and generate leads.
  • Participate in divisional meetings to stay aligned with company goals.
  • Maintain buyer engagement by utilizing strong listening and negotiation skills to address objections and provide alternative solutions.
  • Ensure a smooth home building experience for buyers by maintaining proactive communication throughout the construction process. Collaborate with other M/I personnel as needed.
  • Oversee community management by regularly inspecting the appearance and maintenance of homes and lots.
  • Collaborate with construction teams to address any issues related to home status.
  • Resolve problems effectively to ensure fair treatment of all buyers, communicating outcomes to relevant stakeholders.
  • Utilize company systems efficiently to optimize information flow.
  • Support superior customer service by guiding and mentoring associates in their workflow.

Qualifications:

All New Home Consultants are required to have a personal cell phone for business communications and adhere to company guidelines regarding customer and internal communications.

Education and Experience:

An Associate's degree or equivalent specialized training from a two-year college or technical school, along with one to five years of relevant experience in sales and marketing, is required. A thorough understanding of the housing market in the relevant geographical areas is essential.

Skills and Competencies:

The ideal candidate will possess the ability to interpret and analyze information related to sales techniques and homebuyer concerns. A self-motivated, persuasive, and customer-focused demeanor is essential, along with excellent negotiation and organizational skills. Strong verbal and written communication abilities are necessary for effective interaction with a diverse range of individuals.

Licensing requirements may apply, and candidates should be prepared to obtain and maintain any necessary state or local licenses as required by the company.
