Position Overview
Under the guidance of the Regional Manager, the Property Operations Manager plays a crucial role in overseeing all facets of property management.

Key Responsibilities
- Supervise all property staff and ensure compliance with tax credit regulations.
- Uphold customer service and leasing standards, addressing resident inquiries with promptness and professionalism.
- Lead marketing initiatives and assist in the preparation of documentation for new and renewal lease agreements.
- Analyze lease renewal rates and facilitate the distribution of renewal notifications to secure tenant retention.
- Recommend adjustments to rental rates or concessions to the Regional Manager to boost rental activity.

- Review resident files and financial records to identify outstanding balances, communicate with residents regarding delinquencies, and implement collection procedures to maximize revenue.

- Prepare and submit weekly and monthly reports, including delinquency updates, move-in/move-out inspections, and any additional reports requested by the Regional Manager.

- Organize community events, create newsletters, and maintain programs aimed at enhancing resident loyalty and retention.

- Identify opportunities for improvement to enhance the efficiency, productivity, and profitability of the property.

- Conduct competitive market research quarterly to ensure alignment of rental rates, concessions, and security deposits with current market conditions.

- Collect, record, and deposit rents and other community income on a daily basis.
- Oversee the management of budgeted occupancy, collections, and expenditures.

Qualifications
- A minimum of three (3) years of experience as an onsite Property Manager or Assistant Property Manager in multi-family housing, hospitality, or a related field.
- High school diploma or equivalent is required; a college degree, CAM, or ARM certification is preferred.
- Housing Credit Certified Professional (HCCP) designation is preferred for LIHTC properties.
- Certified Occupancy Specialist (COS) designation is preferred for Section 8 properties.
- At least one year of experience in LIHTC communities.
- Valid driver's license is required.
