JOB OBJECTIVE:


The Purchasing Manager is responsible for overseeing and directing the Purchasing Team to create and uphold cost-efficient estimates for new home construction along with the associated budgets. The role involves selecting and engaging quality contractors in accordance with departmental and financial goals.

Key Responsibilities:

  • Analyzes new home sales agreements and construction cost estimates.
  • Examines construction plans to identify material and labor requirements.
  • Maintains oversight of construction budgets, ensuring adherence to established guidelines.
  • Assesses and integrates construction change orders into the overall budget.
  • Reviews and authorizes invoices related to home construction as necessary.
  • Facilitates budget review sessions with the Production Team and communicates findings.
  • Oversees the selection and management of construction contractors, vendors, and suppliers; negotiates pricing agreements.
  • Determines costs for non-standard home features.
  • Monitors the return of construction materials.
  • Generates estimates and initial pricing for homes in new developments while maintaining profitability documentation.

REQUIREMENTS:

Skills and Knowledge

  • Effective communication skills, both written and verbal.
  • Ability to manage multiple tasks and prioritize effectively.
  • Proficient in Microsoft Office Suite.
  • Capability to interpret and understand blueprints and site layouts.
  • Familiarity with the new home construction process.
  • Strong analytical and organizational skills.
  • Demonstrates initiative and willingness to embrace challenges and new responsibilities.
  • Possession of a valid driver's license.

Education and Experience

  • High School diploma or equivalent.
  • 3-5 years of experience in residential homebuilding or estimating, or
  • A degree in Business, Construction Management, or a related field with 1-2 years of experience, or
  • An equivalent combination of education and/or work experience.
