Position Overview

The Residential Loan Processing Specialist is responsible for managing and processing residential loan applications with precision and adherence to established guidelines. This role involves verifying documentation, ensuring compliance with underwriting conditions, and performing various administrative tasks to support the loan origination process.

Key Responsibilities:

1. Operational Excellence

a. Collaborates with loan originators to guarantee the accuracy of loan documentation, including updates and verifications.

b. Ensures all underwriting conditions are met to facilitate timely loan closings and compliance with loan program specifications.

c. Works cohesively within the processing team to maintain an efficient pipeline in accordance with regulatory requirements.

d. Communicates effectively with underwriters and loan originators to resolve any documentation issues or clarify requirements.

e. Maintains a comprehensive understanding of lending practices, underwriting policies, and guidelines set forth by the bank's investors.

2. Regulatory Compliance

a. Responsible for understanding and adhering to all relevant federal regulations and bank policies, including the Bank Secrecy Act.

b. Ensures that all residential loan files are complete and accurate prior to submission for approval, in line with regulatory standards.

c. Possesses knowledge of lending regulations and the Home Mortgage Disclosure Act (HMDA) to ensure compliance in reporting.

d. Assists management in addressing audit findings promptly.

3. Investor Relations

a. Stays informed about investor loan programs and requirements to ensure compliance.

b. Submits necessary delivery and appraisal information to the appropriate investors.

Loan Processing Duties:

• Executes timely rate locks and monitors expiration dates to ensure the prompt delivery of loan packages.
• Packages and delivers loans according to investor specifications.
• Submits loan file reviews in a timely manner to meet investor audit requests.
• Ensures all residential real estate loan applications are complete and accurate for approval by relevant authorities.
• Responsible for ordering necessary documentation, including appraisals and title commitments, to facilitate loan transactions.
• Executes rate lock commitments and disclosures as required.
• Reviews pipeline reports to keep loan originators informed of rate lock expirations and closing dates.
• Maintains current loan files and attends scheduled training sessions.
• Performs additional tasks as assigned by supervisors.

Qualifications:

• High school diploma or equivalent.
• Experience in loan processing and documentation.
• Knowledge of secondary market and government programs.
• Exceptional customer service skills.
• Proficient in Microsoft Office and loan origination systems.
• Strong organizational and time management abilities.
• Ability to multitask and adapt to process changes.
