Position Overview

The Mortgage Loan Processor plays a crucial role in the mortgage lending process by serving as a primary liaison for borrowers and internal stakeholders at Summit Funding. This position is essential for managing a pipeline of loans from the initial contract stage through to closing.

Key Responsibilities:

1. Receive and process loan applications, ensuring all necessary documentation is collected.
2. Obtain credit information and verify the completeness of loan files.
3. Gather essential documentation, including but not limited to:
- Verifications of Deposit (VOD)
- Verifications of Employment (VOE)
- Appraisals and title reports.

4. Address borrower inquiries directly or escalate to the Loan Officer as appropriate.

5. Ensure timely submission of complete loan packages to Underwriting, adhering to Investor and Automated Underwriting System (AUS) guidelines within 24 hours of document receipt.

6. Communicate effectively with title companies, appraisers, employers, and surveyors to resolve any conditions or issues that arise during the process.

7. Collect and prepare all necessary items for the Closing Disclosure (CD), ensuring timely delivery to meet closing timelines.

8. Release closing instructions and documents to title companies at least 72 hours prior to closing, and provide a final settlement statement to the Loan Officer or team 48 hours before closing.

9. Review all closing statements against the signed Good Faith Estimate (GFE) prior to client signings, making necessary corrections to discrepancies.

10. Facilitate client meetings for the signing of loan documents.

11. Manage correspondence, including thank you notes and closing cost calculations.

12. Maintain a comprehensive log of conversations and interactions for each loan file.
