Position Overview:
The Facility Maintenance Specialist is tasked with ensuring the cleanliness of office spaces and communal areas. This role involves regular interaction with residents and property staff, necessitating a consistently positive attitude and professional demeanor.

Key Responsibilities:

  • Deliver exceptional customer service to current and prospective residents, as well as staff, fostering a quality living environment for all.
  • Liaise with the General Manager regarding the overall condition of units.
  • Assess daily supply inventory required for daily tasks.
  • Maintain and clean individual units and common areas, including restrooms; perform deep cleaning of office spaces weekly.
  • Clear out vacant apartments following resident departures and transfers.
  • Execute additional duties as assigned.

Minimum Qualifications:

  • Availability for night and weekend calls.
  • Experience in housekeeping/custodial services and customer relations.
  • Strong organizational abilities.
  • A high school diploma or equivalent is required (college coursework preferred).

Work Schedule:
Typically, 9am-6pm, Monday through Friday, with extended hours and/or weekends as required to meet business needs.

Physical Requirements:
The physical demands described are representative of those that must be met by an employee to successfully perform the essential functions of the position. Reasonable accommodations may be made for individuals with disabilities.

The role is classified as light in physical demand. Requirements include the ability to frequently sit, stand, walk, reach forward and overhead, and grasp. Must be able to occasionally bend, crouch, or stoop. Must be able to lift and carry up to 25 lbs. and push and pull up to 50 lbs. with mechanical assistance. Close and distance vision, as well as the ability to adjust focus, are necessary.

While performing the duties of this job, the employee is regularly exposed to working near moving mechanical parts, in high or precarious places, and outdoor weather conditions; frequently exposed to fumes or airborne particles; and occasionally exposed to toxic or caustic chemicals, extreme heat, risk of electrical shock, and vibration. The noise level in the work environment is usually moderate.
