We are seeking a highly skilled and innovative Facilities Maintenance and Maximo Systems Manager to enhance our operational capabilities. Reporting directly to the VP of Engineering and Facilities Management, this role is pivotal in overseeing the strategic planning and prioritization of maintenance tasks for all assets and systems within our facilities using Maximo CMMS, SCADA, and other facility management information systems. You will be instrumental in developing, revising, and implementing Standard Operating Procedures (SOPs) and generating reports and key performance indicators (KPIs) related to facility operations.

Key Responsibilities

  • Develop a thorough understanding of Maximo Asset Management software to serve as the backbone for all asset management and maintenance operations.
  • Act as a Business Analyst, driving enhancements for all applications utilized by the Facilities Management department.
  • Oversee the administration and integration of all FM IT/Application Systems (including SCADA, Lifnet, BMS, IGMS, etc.).
  • Ensure FM applications are utilized according to their intended purposes.
  • Plan, configure, customize, and maintain the Maximo system for both desktop and mobile users.
  • Guarantee that all asset information is accurately recorded and maintained within the system, adhering to asset hierarchy requirements.
  • Implement predictive maintenance strategies based on Maximo analytics and performance monitoring capabilities.
  • Establish performance management tracking through service level agreements (SLA) and key performance indicators (KPI).
  • Analyze and report on consolidated maintenance and asset management data, benchmarks, KPIs, and trends.
  • Manage workflow within Maximo and oversee inventory management of spare parts.
  • Collaborate with the IT Department regarding Maximo ICT and other FM systems requirements.
  • Work closely with subcontractors to ensure efficient system usage.
  • Define business protocols for asset movement, addition, and disposal.
  • Create a comprehensive dashboard for system performance, work order processes, and statuses.
  • Coordinate with Facilities and Terminal Operations Managers to ensure effective preventive and corrective maintenance schedules.
  • Support and maintain Maximo EAM System reports, including budgeting and accounting queries.
  • Establish metrics for asset performance and maintain historical records to support strategic maintenance initiatives.
  • Analyze equipment effectiveness data to develop actionable improvement plans.
  • Identify opportunities for enhancement in practices and the Maximo application through trend analysis.
  • Train in-house and outsourced staff on Maximo and its mobile platform, supporting broader training efforts.
  • Develop and oversee a strategic roadmap for each application, including a long-term plan.
  • Manage application updates, patches, and upgrades.
Qualifications and Skills
  • Bachelor's degree in engineering, architecture, construction management, computer science, information systems, business administration, statistics, or a related field, or equivalent experience.
  • A minimum of five years' experience with Maximo in a relevant capacity is essential.
Preferred Skills
  • Extensive experience with software databases and facilities maintenance software environments.
  • Proficient in advanced computer skills (Excel, Data Analysis, SQL); knowledge of PowerBI is advantageous.
  • Excellent communication and presentation skills, capable of engaging with senior management effectively.
  • Able to foster strong interpersonal relationships in a multidisciplinary environment focused on customer service.
