Position Overview:

The Residential Property Maintenance and Turnaround Supervisor will oversee the recruitment of turnaround personnel, manage property turnaround projects, and supervise daily operations of maintenance crews. This role involves collaboration with the property management team to ensure that rental turnovers and repairs adhere to established standards and timelines.


Key Responsibilities:

Workforce Recruitment:
- Identify and hire skilled turnaround personnel for painting, repairs, and renovations.
- Maintain a dependable network of skilled workers to meet project demands.

Budgeting and Quoting:
- Prepare comprehensive quotes for property turnarounds and significant repair projects.
- Develop and oversee turnaround budgets, ensuring efficiency and cost-effectiveness.

Project Management:
- Supervise daily operations of worker crews.
- Ensure all tasks are completed to the highest standards and within designated timelines.
- Conduct regular site inspections to assess progress and quality of work.

Team Leadership:
- Manage a team of four, including two full-time maintenance technicians and two remote support staff.
- Provide leadership, guidance, and training to ensure effective communication and teamwork.
- Conduct performance evaluations and facilitate professional development for team members.

Collaboration with Property Management:
- Work closely with property managers to understand project requirements and timelines.
- Ensure that all turnovers and repairs align with property managers' expectations.
- Provide regular updates on project status, including any challenges or delays.

Essential Qualities:
- Must be adaptable, receptive to feedback, and able to work under pressure.
- Ability to thrive in a fast-paced, collaborative environment.

Qualifications:
- Fluency in English and Spanish (both spoken and written) to manage Spanish-speaking teams.
- Minimum of five years of experience in residential construction, painting, and repairs.
- Proven leadership skills with experience managing skilled workers in property renovations.
- Proficiency in Google Suite and property management software.
- Strong communication and collaboration abilities.
- Attention to detail and commitment to quality.

Employment Type:
Full-time salaried position, based on a standard 40-hour workweek.

Compensation:
Salary based on experience, including a combination of base salary and commission.
