Job Description

RichSmith Management is seeking an experienced Property Operations Director to lead our apartment community in a dynamic and challenging role.

Key Responsibilities:
  • Property Management: Oversee the daily operations of the apartment community, ensuring that all property goals and objectives are met.
  • Leasing & Marketing: Develop and implement effective leasing strategies to maximize occupancy rates, while ensuring full compliance with fair housing laws.
  • Resident Relations: Provide exceptional customer service, build strong relationships with residents, and address their requests or complaints promptly.
  • Financial Management: Collect and deposit rent, late fees, and deposits using Onesite software, while managing property expenditures within the budget.
  • Maintenance Oversight: Ensure the completion of maintenance and repairs, oversee the general cleaning of the property, and manage maintenance staff and vendor relationships.
  • Contract Negotiation: Bid and negotiate service contracts, procure necessary supplies, and maintain organized unit files.
  • Reporting & Communication: Regularly communicate with the Regional Director, providing status updates and strategic suggestions to ensure smooth property operations.
  • Compliance & Enforcement: Enforce community rules, screen and qualify prospective residents, and prepare vacant units for rental, including overseeing renovations.
Qualifications:
  • Experience: A minimum of two years of multi-family property management experience, with at least one year of management experience. A proven track record for successful leasing and renewal rates is essential.
  • LIHTC Experience: Preferred but not required.
  • Technical Skills: Proficiency in Microsoft Office and property management software. Experience with Onesite is preferred.
  • Soft Skills: Excellent problem-solving, multi-tasking, and organizational skills. Ability to communicate effectively, both verbally and in writing.
  • Teamwork: Must work well with others and have the ability to empathize with residents and staff while enforcing community rules and policies.
