This is a 1099 role (not a full-time W-2 position) based in the designated area.

The Real Estate Buyer Specialist will collaborate with a provided list of current Brandywine Residents seeking assistance in purchasing homes.

The Buyer Specialist will utilize all available resources to aid clients in accessing Down-Payment Assistance Programs and Consolidated Credit Partners.

KEY RESPONSIBILITIES:

  • Identify potential buyer leads, convert them into appointments, and finalize buyer agency agreements.
  • Conduct comprehensive needs assessments to ensure fiduciary responsibilities to all buyer clients.
  • Confirm that buyer clients are pre-qualified with a mortgage lender.
  • Show properties to prospective home buyers.
  • Select homes to present that align with buyers' preferences.
  • Coordinate property showings with buyer clients, listing agents, and/or home sellers.
  • Refine buyers' criteria and identify additional properties to showcase as needed.
  • Draft and submit all purchase offers on behalf of buyer clients.
  • Negotiate purchase offers and oversee the entire negotiation process.
  • Arrange and attend on-site property inspections with clients and vendors.
  • Negotiate all necessary inspection repairs.
  • Provide buyer clients access to homes under contract for measuring, inspecting, etc.
  • Respond promptly to all buyer client communications via phone, text, or email.
  • Gather and address buyer inquiries regarding potential homes and local community details.
  • Offer buyer clients pricing insights and market analysis.
  • Educate buyer clients about the home buying process.
  • Regularly reassure buyer clients of the lead agent's involvement and promote a team-oriented approach.
  • Keep supervisors updated on all client communications and developments (copying on all emails and updating notes in CRM).
  • Facilitate the closing of buyer clients to written purchase offers.
  • Manage all contract documentation in Dotloop.
  • Maintain diligent communication with administrative staff to ensure exceptional service to buyer clients from initial contact through contract to closing.
  • Participate regularly in team meetings.

QUALIFICATIONS:

Knowledge of Down Payment Assistance Programs Experience with First-Time Buyers Active State Real Estate License.
