Key Responsibilities

Oversee and lead a dedicated team in the upkeep and preventive maintenance initiatives for a designated community, focusing on the essential systems of the facility including HVAC, electrical, plumbing, carpentry, painting, major appliances, and amenities. This role also encompasses the management of external vendors and contractors, as well as the supervision of housekeeping and janitorial staff. Ensure that all activities align with Atria's operational and safety standards, as well as relevant laws and regulations.
  • Effectively manage and supervise all maintenance, housekeeping, laundry, and janitorial personnel, including scheduling, task assignment, performance evaluations, hiring, and disciplinary actions in accordance with company policies.
  • Develop and implement strategies to enhance revenue, manage expenses, and elevate customer satisfaction.
  • Oversee all maintenance requirements of the assigned community to maintain its physical integrity and support Atria's annual business objectives.
  • Handle all customer service inquiries through the Facility One work order system, ensuring proper prioritization and delegation to team members while adhering to company service standards.
  • Manage the turnover process of apartment homes and preventive maintenance programs to optimize community value. Evaluate damages in apartment homes charged to departing residents.
  • Assist in formulating the annual maintenance operating budget and ensure departmental expenditures remain within approved limits.
  • Procure necessary parts, chemicals, and paint in compliance with national account spending guidelines.
  • Conduct regular inspections of grounds, buildings, and apartment homes to guarantee all physical aspects of the community are operational at all times.
  • Monitor housekeeping, janitorial, and laundry staff to ensure adherence to company standards.
  • Implement and enforce all relevant Atria policies and procedures, ensuring compliance as necessary.
  • Negotiate with external maintenance vendors and suppliers as required, ensuring contract terms are upheld through communication with the Executive Director.
  • Ensure compliance with all applicable federal, state, and local laws, particularly Fair Housing regulations.
  • May operate a company vehicle from the community if necessary.
  • May perform additional duties as assigned.
Qualifications
  • High school diploma or GED is required.
  • Three to five years of experience in multi-family property management or building maintenance, specifically in roles such as Maintenance Technician or Maintenance Director.
  • Proficient in basic arithmetic skills for calculations and analysis.
  • Strong performance management abilities, including setting expectations, documenting conversations, and coaching staff.
  • Demonstrated capacity to use independent judgment and discretion to meet company goals.
  • Basic computer proficiency, including Microsoft Office and standard office equipment operation.
  • Ability to frequently utilize general maintenance tools and equipment safely and effectively.
  • Physical capability to transport up to 60 pounds and work in confined spaces or at heights exceeding 8-9 feet.
  • Familiarity with various surface types and appropriate cleaning agents.
  • Experience in carpet and upholstery cleaning.
  • Understanding of Lock Out/Tag Out procedures and Safety Data Sheets (SDS).
  • Valid driver's license is required, with compliance to Atria's motor vehicle policy.
