About the Role

We are seeking a highly skilled and experienced Community Manager to join our team at Jones Street Residential. As a key member of our operations team, you will be responsible for overseeing the day-to-day activities of our properties, ensuring exceptional customer service, and driving business growth.

Key Responsibilities
  • Lead by example, embodying the core values and culture of Jones Street Residential.
  • Supervise leasing professionals, providing guidance and support to ensure seamless operations.
  • Stay ahead of market trends, analyzing marketing strategies to position our properties as the most desirable and highest performing in the market.
  • Maximize occupancy rates, utilizing effective marketing techniques and closing strategies to secure prospective residents.
  • Demonstrate a deep understanding of financial goals, operating assets in the best interest of our owners, and adhering to company requirements.
  • Maintain accurate records of community transactions, submitting reports in a timely manner.
  • Manage resident concerns and requests, enhancing resident satisfaction with management.
  • Effectively manage capital projects, renovations, and cost management.
  • Develop and implement resident retention programs, including resident functions, special promotions, and monthly newsletters.
  • Exhibit versatility in managing site operations, creating and understanding management strategies to optimize performance from each team and team member.
  • Maintain community appearance, ensuring all service requests are recorded, communicated, and completed in a timely manner.
  • Provide ongoing training, instruction, and leadership to strengthen staff success, assigning daily/weekly staff schedules and tasks.
  • Generate necessary legal documents and process in accordance with state and company guidelines.
  • Respond to community emergencies, distributing company or community-issued notices.
  • Deliver accurate and timely weekly and monthly community and financial reports.
  • Create annual operating budgets in conjunction with regional and corporate management, holding teams accountable for operating expectations and performance.
  • Manage the leasing and renewal process, guiding teams through effective sales and customer service retention strategies.
  • Create and implement strategies to beat market occupancy, resident retention, and portfolio rent collections, while growing net operating income at each property consistent with ownership expectations.
  • Perform unit inspections as needed, maintaining community value and curb appeal.
Requirements
  • Bachelor's Degree
  • CAM, ARM, or related industry designations preferred
  • CT Real Estate License preferred
  • Proficient computer and software skills, specifically Microsoft Office Suite and Yardi (or comparable property management software)
  • 40B experience desired
  • Excellent written and verbal communication skills
  • Strong organizational skills and ability to multi-task
  • Excellent time management skills and ability to prioritize work
  • Flexibility and ability to think quickly in a fast-paced environment
  • Trustworthy and reliable – sensitivity to confidential matters is required
