Job Title: General/Property ManagerJob SummaryWe are seeking a highly experienced General Manager to oversee the complete operations of a student housing portfolio in Southern New Hampshire. The successful candidate will be responsible for managing a team of property managers, leasing managers, office staff, and a maintenance division. The ideal candidate will have a strong leadership background and excellent communication skills.Key Responsibilities
  1. Develop and implement budget(s) for the property by analyzing financial statements, reviewing marketing information, and accessing operational reports.
  2. Meet targeted revenues by setting rent rates, ensuring timely rent collection, and preparing monthly financial status reports.
  3. Approve invoices from vendors, contractors, and service providers, ensuring validity of certificates of insurance and managing communication between parties.
  4. Control expenditures by staying within approved budget constraints.
  5. Oversee the lease enforcement process, including approving prospective resident applications, conducting apartment inspections, and imposing late fees.
  6. Establish relationships with housing and student affairs officials, developing policies and guidelines for residents, and ensuring compliance with regulations.
  7. Gather and analyze market trends, implementing short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
  8. Promote resident satisfaction and retention by responding to complaints and requests, and ensuring maintenance team members comply with Company standards.
  9. Conduct regular property inspections, taking appropriate actions to ensure safety, cleanliness, and general appearance.
  10. Supervise property staff, including interviewing, hiring, and training employees, and managing their performance.
  11. Assist in managing the client/owner relationship, providing updates and information about the property's performance.
  12. Monitor industry trends and changes by attending training classes, apartment association meetings, and accessing other information sources.
  13. Complete various reports and analysis, and perform other duties as assigned.
RequirementsThe ideal candidate will have a BA/BS and 15 years of supervisory and management experience, with exceptional leadership qualities and the ability to work well with all types of personalities.
