Position Overview:

This role is essential for supporting the Operations team in key financial processes, including monthly financial reporting, future income forecasting, cash flow analysis, and other vital financial metrics. The insights gained from these activities will be crucial for the Senior Leadership Team and Owners in assessing business performance and addressing issues effectively.

Key Responsibilities:

1. Conduct monthly meetings with Operational Leaders to evaluate financial performance, future forecasts, market analysis, and other critical financial data related to Concord's portfolio. This role involves organizing discussions, supplying financial information to Operations, and documenting findings clearly to aid Senior Management in overseeing our real estate assets.

2. Support rental pricing strategies in markets where there is potential to enhance rental income and ancillary fees or boost occupancy rates by analyzing market trends. This includes collaborating with the marketing team to collect and report customer-related data and working with community staff to implement pricing strategies at the unit level.

3. Generate detailed and high-level reports for Senior Management covering a range of topics, both financial and non-financial, on a regular and as-needed basis. Proficiency in Yardi, Navision, Microsoft Excel, and Jet Reports is essential for this position.

4. Assist in creating community-level annual budgets, projections, and five-year plans encompassing all revenue streams, operating costs, non-operating expenses, and debt obligations. This role requires the ability to consolidate budgets and provide insights on variances.

5. Maintain a strong understanding of Concord's operational policies and procedures to assess effectiveness and recommend enhancements that can drive additional revenue or reduce operating costs, thereby improving overall profitability and cash flow for the communities.

6. Undertake additional special projects and tasks as identified by management.

Qualifications:

A Bachelor's degree in Business or a related field is required, along with one to two years of experience in property management or financial analysis. Familiarity with Yardi for report generation and a solid understanding of Microsoft Excel are necessary for success in this role.
