Job Overview

POSITION SUMMARY: The Apartment Preparation Technician collaborates with the management team and senior maintenance personnel to ensure that all vacated units are meticulously restored to a 'market-ready' condition promptly and in alignment with the established schedule.

KEY RESPONSIBILITIES
  • TRAINING REQUIREMENTS:
    • Complete all necessary training courses within the specified timeframes. Compensation incentives will not be available for those with overdue training.
  • GENERAL DUTIES:
    • Conduct all operations in compliance with company protocols and applicable laws, including OSHA, ADA, and Fair Housing regulations.
    • Inspect vacated units and complete detailed checklists regarding restoration needs. Communicate necessary repairs and services to senior maintenance staff and management.
    • Perform routine tasks to prepare apartments for new residents, including:
    - Checking and replacing light fixtures as needed.
    - Repairing or replacing windows, latches, screens, and other fixtures.
    - Assessing appliances for functionality and reporting issues.
    - Assisting with the relocation of appliances when necessary.
    - Creating new keys as required.
    - Inspecting and repairing plumbing fixtures, ensuring all are in working order.
    - Assisting with painting tasks as requested, including transporting paint supplies.
    - Repairing or replacing window treatments and ceiling fans.
    - Addressing minor wall repairs and painting as needed.
    - Inspecting and performing minor repairs on bathroom tiles.
    - Changing air conditioning filters.
    - Operating carpet cleaning machines to maintain cleanliness.
    - Assisting with the removal of unwanted items from apartments.
    - Replacing locks for new residents on the day of their move-in.
    - Keeping the property grounds tidy at all times.
    - Providing support to maintenance staff as needed.
    - Distributing notices to residents.
    - Reporting supply needs to management and senior maintenance personnel.
    - Completing additional tasks as assigned by management or senior maintenance staff.
QUALIFICATIONS

Must be capable of meeting all physical demands and follow instructions effectively.

WORK SCHEDULE:

40 hours per week, Monday through Friday, with potential weekend work as required.

PHYSICAL DEMANDS:
  • Frequent standing and walking (66% to 100% of the time).
  • Ability to perform various physical activities such as bending, climbing stairs, and lifting up to 25 lbs regularly.
  • Occasional lifting of heavier items (over 100 lbs) may be required.
WORKING ENVIRONMENT:

Primarily indoors, with occasional outdoor tasks. Exposure to cleaning agents and maintenance-related materials may occur.
