Job Summary:

The Assistant Property Manager will be responsible for showcasing apartments, following up with residents and prospects, utilizing property management software, and assisting in lease transactions. The ideal candidate will be a detail-oriented, organized problem solver with excellent sales and customer service skills when assisting prospects, residents, and colleagues.

Key Responsibilities:
  • Communicate the benefits of the apartment community, responding to leads via phone, in-person, and written correspondence
  • Screen prospective residents and lead tours of apartments
  • Assist in supervising maintenance, security, landscaping, and cleaning apartments as needed and directed by the Property Manager, as well as coordinating contractors and vendors
  • Assist with reviewing inventory and maintenance purchases as required
  • Support the Property Manager in fiscal planning, staff supervision, physical property management, rent collection, resident relations/complaints, and directly oversee the occupancy and recertification process
  • Detail-oriented and able to accurately prepare and document rental and resident paperwork, leases, and reports
  • Fulfill Property Manager duties when off-site or as delegated
  • Coordinate tenant move-ins/outs, as well as assist in turnover schedules with the maintenance supervisor and Property Manager
  • Actively collect rents and control delinquencies, determine and recommend legal action for any tenant/lease defaults, and work with internal and external legal teams on lawsuits and other legal matters
  • Prepare expense reports and other administrative forms
  • Ensure tenant lease compliance, communicate any issues to the Property Manager
  • Act as a community manager
Requirements:
  • Three years of Property Leasing experience required
  • Excellent customer service, sales, and problem-solving skills
  • Professional use of verbal and written communications
  • Must have a valid, clean driver's license and reliable transportation
  • This is an in-office position
