Objective:
Oversee property management operations to cultivate a thriving community, achieve financial goals, and lead a successful team.
Real Estate Equities is seeking a full-time Property Supervisor to manage a property portfolio consisting of 164 units across two buildings and an additional 140 units in a single building apartment complex.

Key Responsibilities:
Enhance property occupancy by:
Delivering exceptional customer service and fostering strong resident relationships.
Managing the pipeline of prospective tenants through various channels.
Overseeing the application and lease renewal processes.
Monitoring online presence and promotional strategies, collaborating with Marketing for adjustments.
Ensuring pricing and promotions align with market standards.
Guaranteeing timely completion of unit turnovers.
Conducting daily property inspections to maintain high curb appeal.
Organizing and participating in resident engagement activities and retention initiatives.
Administering property rent collections in accordance with company policies.
Maximizing income from various sources including unit rentals, damage fees, storage, and parking.
Manage property expenses by:
Reviewing and processing invoices accurately and promptly.
Continuously seeking methods to reduce utility expenses.
Conducting annual inspections during renewals or move-outs.
Regularly inspecting the property for maintenance needs alongside the maintenance team.
Ensuring timely entry and resolution of work orders.
Adhering to the capital expenditure budget.
Managing inventory of supplies.
Completing chargebacks for any unit damages exceeding normal wear and tear.
Maintaining positive relationships with vendors and ensuring compliance with contract terms.
Reviewing the budget monthly and addressing any discrepancies.
Training and guiding team members on their responsibilities, fostering a supportive leadership environment.
Managing compliance requests and annual recertifications as necessary.
Preparing for and responding to inspections from various stakeholders.
Assisting residents with inquiries and guiding them in using the resident portal for work orders.
Participating in the development of the annual operating budget with the Portfolio Director.
Overseeing and maintaining site documentation.
Ensuring secure storage of site keys.
Upholding and enforcing all company policies and procedures.
Performing additional duties as assigned.
Qualifications:
A minimum of two (2) years of experience as a Property Manager or three (3) years as an Assistant Manager is required.
Experience with Yardi is preferred.Familiarity with Section 8, Section 42, and LIHTC is advantageous.
Strong verbal and written communication skills are essential.
Excellent organizational abilities and the capacity to manage multiple priorities while meeting deadlines are required.
Intermediate proficiency in Microsoft Office is necessary.
A professional office environment must be maintained.
Physical Requirements:
Ability to sit or stand for extended periods while working at a computer.
Ability to lift items weighing up to 10 pounds.
Ability to twist, turn, bend, and stoop as needed.
Full-time position, 40 hours per week with flexibility for nights and weekends as required.
