Job Summary

Oversee the strategic management and value creation of a region(s) of Kamehameha Schools' (KS') Hawai'i real estate portfolio, comprising commercial ground-leased and space-leased assets, residential properties, agriculture, and conservation assets. Work closely across KS business lines to manage, develop, transact, and advocate for policy that advances financial and non-financial returns of the portfolio.

Key Responsibilities
  • Planning and Strategy Development
    • Develop and implement asset and strategic resource plans that achieve an optimal balance of educational, cultural, environmental, community, and economic values.
    • Review and revise the statewide and regional portfolio asset plan and strategy, emphasizing selection of markets, property types, and operating strategies.
    • Provide input to property-specific or area-specific redevelopment plans/asset plans, including capital deployment strategies and prioritization of development projects.
    • Assist with portfolio-level and property-level risk mitigation strategies to reduce volatility of returns.
  • Operations and Management
    • Lead the divisional asset management operations and strategy to increase portfolio value and income, while cultivating prosperous communities through active management that increases occupancy, secures quality tenants, and reduces operating expenses.
    • Manage a team of Asset Managers, support staff, and third-party property managers and leasing agents, overseeing vendor selection and performance review, policy development, and financial controls.
    • Identify leading industry practices and processes and implement a program of continuous improvement.
    • Manage staff, including recruitment, goal-setting, evaluation, development, and succession planning.
  • Community Relations/Market & Property Intelligence
    • Engage leadership on a broad range of issues and positions related to KS' lands and assets within the assigned region(s).
    • Cultivate strong community relationships with leaders from various sectors, including business and land management, education, conservation, and government.
    • Develop a detailed understanding of the overall market, micro-economic, community, political, and real estate trends affecting the local and national real estate market.
  • Financial Management and Reporting
    • Oversee operations, compliance, and fiscal reporting, reviewing financial and non-financial reports to drive decision-making and division performance.
    • Analyze regional asset and risk performance related to strategic land and asset initiatives, operational matters, and projects to provide assistance and/or interventions in support of successfully achieving overall goals.
Requirements
  • Master's degree in Business, finance, or a closely related field.
  • Minimum 10 years of directly related work experience, including progressively responsible work experience in real estate asset management, development project management, and/or consulting for an institutional owner.
  • 5 years' experience as a director or manager.
  • Understand and have demonstrated proficiency with the full cycle of commercial real estate investment activities, including feasibility analysis, development, acquisitions, financial structuring, marketing, property management, marketing, and leasing.
  • Demonstrated proficiency with portfolio and asset planning, including buy, hold, and sell analyses.
  • Familiarity with governmental departments and regulations with regard to permits, zoning, building codes, and archeological issues.
  • Familiarity with trends, supply/demand, and issues affecting real estate.
  • Demonstrated proficiency with pro-forma analysis and budgeting, including ability to develop investment strategy, financial reporting, cash flow forecasting, appraisal, and debt, equity, and lease structuring.
  • Negotiation skills for sensitive, high-level relationship management.
  • Demonstrated understanding of real estate economics, including supply and demand relationships, analytical techniques, and knowledge of appraisal approaches and drivers of value.
  • Full understanding and demonstrated proficiency with the principles of net present value and internal rate of return, and be capable of calculating same.
  • Strong leadership qualities.
  • Able to develop strong community and tenant relations.
  • Able to foster strong team building ethic among professional staff.
  • Comfortable working with senior management and Boards of Directors/Trustees.
  • Strong customer service orientation.
  • Strong interpersonal skills, including presentation, oral communication, and writing.
  • Able to manage highly confidential information using ethical conduct and discretion at all times.
  • Able to prioritize and manage multiple activities simultaneously, be able to meet deadlines, and to work independently with a high degree of accuracy.
  • Able to travel to offsite locations on- and off-island as needed.
  • Ability to work evening and weekend hours as required to meet goals and objectives.
