About the Role:

We are seeking an experienced Facilities Maintenance Team Lead to join our 5812 Investment Group LLC team in Columbus, OH. As a key member of our maintenance team, you will be responsible for overseeing daily tasks, scheduling and managing vendors, and ensuring the overall efficiency of our facilities.

Responsibilities:

  • Assist with organizing and assigning daily tasks and general maintenance, including service requests and punch work.
  • Schedule and manage outside vendors as needed.
  • Conduct regular inspections and schedule routine maintenance of equipment and vehicles.
  • Handle resident service requests in a timely manner, adhering to company standards.
  • Diagnose and perform minor and routine maintenance/repair tasks.
  • Maintain awareness of the physical condition of our properties, addressing any safety concerns promptly.
  • Ensure the grounds are kept neat and free of litter, performing tasks such as raking, sweeping, and shoveling as required.
  • Maintain accurate records of preventative maintenance, service requests, expenditures, make-ready status, and work-in-progress.
  • Manage inventory and logs of parts and supplies, ordering materials as necessary.
  • Organize and maintain the safety and cleanliness of the maintenance shop.
  • Maintain a professional appearance, adhering to uniform and badge policies.
  • Implement key control measures in accordance with company policy.
  • Provide on-call support to ensure 24-hour maintenance services, potentially requiring expedient travel to assigned communities.

Qualifications:

  • Demonstrated knowledge of building maintenance and supplies.
  • A minimum of three years prior experience in a similar role.
  • Basic plumbing, electrical, carpentry, and locksmith skills are essential.
  • Type II HVAC certification is required, with universal certification preferred.
  • Possession of own hand tools is mandatory.
  • Excellent customer service skills, with the ability to manage difficult situations.
  • Good planning and organizing skills, with the ability to prioritize tasks and manage time efficiently.
  • Ability to communicate effectively in English, both written and spoken.
  • Able to pass background and drug screenings.
