Key Responsibilities:

  • Perform all duties associated with Assistant Project Manager and Project Engineer roles.
  • Estimate project budgets and establish contract pricing (GMP/Lump Sum).
  • Negotiate favorable subcontractor and material procurement agreements.
  • Implement job procedures to ensure timely procurement, approval of shop drawings, and delivery of materials.
  • Maintain project timelines and schedules.
  • Foster positive relationships with Owners, Architects, and Subcontractors.
  • Collaborate with the Superintendent to create and enforce safety plans and procedures.
  • Provide timely and accurate reports to management.
  • Lead, train, and supervise the project team in accordance with company policies.
  • Organize regular meetings with management and subcontractors.
  • Review and ensure compliance with contract conditions.
  • Document significant project events, including accidents, delays, and Change Orders.
  • Direct preconstruction services and activities.
  • Prepare and issue subcontract bid packages.
  • Engage in business development and participate in project interviews.
  • Ensure quality control throughout the project lifecycle.
  • Support estimating staff as a bid item specialist.
  • Proactively manage claims and conflicts.
  • Complete all job close-out procedures.
  • Conduct warranty follow-ups, including one-year warranty inspections.
  • Finalize projects with full or enhanced fees.
  • Perform additional responsibilities as assigned.

Minimum Qualifications:

  • Experience in K-12 education projects is essential.
  • A degree in Engineering, Construction Management, or Architecture, or equivalent experience.
  • 5-8 years of field construction management experience, including supervisory roles.
  • Demonstrated leadership capabilities.
  • Strong problem-solving skills and a sense of urgency.
  • Excellent organizational and communication skills.
  • Proficient in drafting and computer applications.
  • Basic understanding of contract law and project accounting.
  • Comprehensive knowledge of project management control systems, including scheduling, cost control, procurement, and estimating.
