Essential Qualifications:

  • Minimum of 5 years of experience in construction management as a Project Manager.
  • Bachelor's degree in Construction Management, Engineering, or a related field, along with relevant experience corresponding to project size and scope.
  • Experience in Healthcare construction or familiarity with AHCA (Agency for Health Care Administration) regulations is required.
  • Proficient in office software and tools, including Microsoft Word, Excel, and Outlook.
  • Strong ability to manage and prioritize multiple tasks and projects with minimal supervision.
  • Exceptional written and verbal communication skills.

Key Responsibilities:

As a Senior Construction Project Manager, you will:

  • Lead and facilitate communication with Superintendents, Subcontractors, and Vendors to ensure adherence to the Project Schedule.
  • Oversee the financial components of the Owner's contract, subcontracts, and purchase orders.
  • Establish and maintain effective working relationships with clients and project team members.

Project Initiation:

  • Review the Prime Contract and related documents, setting up the Project within Procore.
  • Ensure all current drawings are uploaded into Procore, maintaining an updated drawing log.

Procurement and Project Buy-Out:

  • Collaborate closely with the Estimator to manage the subcontractor list and project buy-out.
  • Draft and issue scopes of work and individual trade subcontract agreements.
  • Distribute and log subcontracts, prepare necessary contract riders and purchase orders, ensuring compliance with project insurance requirements.

Project Closure:

  • Understand and manage each project's closeout and documentation delivery requirements, tracking and archiving them throughout the project lifecycle.
  • Oversee subcontractor closeout, utility transfers, owner training, and punch list processes.
  • Deliver all warranties, as-built documents, and training materials to the owner.

Project Management in Procore:

  • Set up all new projects in Procore.
  • Manage and distribute submittals through Procore, obtaining necessary approvals and redistributing comments to subcontractors.
  • Handle all RFIs, tracking them to closure and providing required responses to subcontractors.

Support for Superintendents:

Assist Superintendents as needed throughout the project, providing all necessary information to facilitate their daily operations.

Safety and Quality Control:

Conduct regular site visits to monitor safety compliance with OSHA regulations and enforce quality control measures throughout the project.
