Position Overview
We are in search of a dedicated full-time Director of Property Management & Projects who will play a crucial role in our expanding organization, reporting directly to the CEO/Founder. This position is essential to our property management team, overseeing and directing all facets of construction initiatives and property management operations.

Key Responsibilities

  • Collaborate with business leaders, contractors, architects, and engineers to address and resolve issues related to work processes, complaints, or construction challenges.
  • Organize, schedule, and coordinate construction project activities to ensure timely completion, cost control, and minimal operational disruption.
  • Prepare and present budget forecasts, progress updates, and cost analysis reports.
  • Conduct inspections or reviews of projects to ensure adherence to building codes, safety regulations, and environmental standards.
  • Plan and manage activities related to the construction or upkeep of structures, facilities, or systems.
  • Analyze job specifications to determine suitable construction methodologies.
  • Investigate incidents, damages, or delays at property sites promptly, ensuring compliance with construction and maintenance protocols.
  • Draft contracts or negotiate modifications to agreements with architects, consultants, clients, suppliers, or subcontractors.
  • Develop and implement quality assurance and environmental protection initiatives.
  • Adapt plans in response to unforeseen delays, adverse weather, or emergencies at construction sites.
  • Interpret and clarify plans and contract terms to stakeholders, including administrative personnel, workers, or clients.
  • Oversee pre-construction assessments, including cost estimates, feasibility studies, and sustainability evaluations.
  • Apply for and secure necessary permits or licenses, ensuring compliance with all applicable regulations.
  • Evaluate construction methods for cost-effectiveness using analytical models.
  • Supervise or contract specialized work, such as plumbing or painting.
  • Manage daily operations of residential and commercial property maintenance.
  • Devise and implement property management strategies to enhance occupancy rates and tenant satisfaction.
  • Lead and mentor a team of maintenance and construction personnel, fostering a collaborative work environment.
  • Provide training and development opportunities for team members.
  • Establish and maintain strong relationships with tenants, contractors, vendors, and community stakeholders.

Qualifications

  • Bachelor's degree in Construction Management, Real Estate, Business Administration, or a related discipline; or a minimum of 10 years of relevant experience in construction and property management.
  • Demonstrated success in managing large-scale construction projects and property portfolios.
  • Strong financial management skills with experience in budgeting and financial reporting.
  • Exceptional leadership, communication, and interpersonal abilities.
  • Capacity to work independently and collaboratively in a dynamic environment.
  • Proficiency in project management software and property management systems.
  • Familiarity with local, state, and federal regulations governing construction and property management.
  • Possession of a valid General Contractor license.
  • OSHA certification.
