Responsibilities
  • Maintain painting and cleaning of the property (internal and external)
  • Perform maintenance work, including mechanical work, code work, fire alarm checks, and capital improvement projects
  • Schedule capital improvement projects and apartment work
  • Set the scope, obtain bids, and check contractors for approval
  • Repair appliances and ensure boiler machinery is in good working condition
  • Maintain good resident relations and inform Building Managers of potential or existing problems
  • Manage night and weekend maintenance staff
  • Ensure timely, professional, and courteous completion of work orders
  • Hire and terminate maintenance staff in cooperation with Building Managers
  • Ensure accurate and timely payroll submission for maintenance staff
Qualifications
  • High school diploma
  • Additional education preferred
  • HVAC certification
  • Certification in electrical (commercial and residential)
  • Universal certification within one year of hire
  • Valid driver's license and current automobile insurance
  • Licensed pool operator if the community maintains a pool
  • Minimum of two years supervisory experience preferred
  • Excellent customer service skills
  • Strong interpersonal skills and ability to communicate instructions accurately
