Position Overview:
Continental Real Estate Services is seeking a dedicated individual to manage rental applications and assist prospective tenants in navigating the leasing process.
Fair Housing Compliance:
We uphold strict adherence to all federal, state, and local Fair Housing regulations. Discrimination of any form, including but not limited to race, color, religion, national origin, sex, age, familial status, marital status, disability, source of income, or sexual orientation, is not tolerated.
Application Process:
Each applicant aged 18 or older must complete and sign their own application. A nonrefundable application fee of $40.00 is required for processing. Applications will not be considered complete without this fee.
Credit Evaluation:
Credit reports will be obtained for all applicants, with a nonrefundable fee of $20.00 for each report. If a guarantor or co-signer is involved, their credit will also be assessed.
Income Verification:
Proof of income is mandatory for all applicants and their guarantors. Self-employed individuals must provide recent tax returns and bank statements. Documentation is required for Social Security, child support, or alimony income.
Pet Policy:
Specific dog breeds, including Rottweilers and Dobermans, are prohibited in our properties. Rent will increase by $50.00 for the first approved pet and an additional $25.00 for each subsequent pet. Pet privileges can be revoked if necessary.
Approval and Move-In Requirements:
Successful applicants must have all fees paid, provide valid identification, and submit necessary documentation. A security deposit is required, and a rental agreement must be signed by all parties involved.
Consumer Notice:
This notice serves to inform that Continental Real Estate Services operates as an agent of the property owner under a management agreement.
