Job Overview

BH Properties is a leading commercial real estate investment firm seeking a highly skilled Senior Asset Manager to join our team in Seattle, WA. As a key member of our operations team, you will be responsible for managing a portfolio of Company-owned assets throughout the greater Pacific Northwest, as well as participating in future acquisitions.

Key Responsibilities
  • Maximize total return through operational efficiencies and value-add strategies.
  • Work closely with third-party property managers, leasing agents, brokers, consultants, and attorneys to provide direction and oversight.
  • Participate in scaling the organization to accommodate growth.
  • Negotiate new leases and renewals, both in-house and through third-party leasing brokers.
  • Perform routine property inspections to ensure properties and vacant suites are show-ready.
  • Maintain and expand relationships with existing tenants and develop relationships with new prospective tenants.
  • Prepare monthly, quarterly, and annual portfolio reporting for review by senior management.
  • Negotiate third-party contracts and oversee implementation of capital improvement and value-add projects.
  • Work with financial analysts to perform valuations on a quarterly and annual basis.
  • Manage capital improvement strategies and processes, including oversight of construction management activities.
  • Monitor regional economic and investment trends to identify changes that could impact real estate values and strategy.
  • Collaborate with the acquisition team in evaluating potential investments and opportunities.
Requirements
  • Bachelor's degree in finance, business administration, or related field with a strong record of academic achievement; graduate degree preferred.
  • Minimum 7-10+ years of commercial real estate asset management, principal-based leasing, and/or related experience with a strong background in urban retail centers and office properties.
  • Experience in financial analysis, understanding of asset-level financial statements, and demonstrated level of experience in lease management and metrics.
  • Knowledge of real estate accounting combined with strong analytical skills.
  • Knowledge of design and construction process.
  • Experience with Yardi, MS Office 365, MS Excel, and Argus is a plus.
  • Highly organized, detail-oriented, and able to manage multiple and concurrent projects to achieve goals.
  • Comfortable in a collaborative team-oriented environment.
  • Exceptional communication and interpersonal skills.
  • 30% travel required.
Compensation

$175,000 - $200,000 base salary, plus excellent benefits and opportunities for growth and development with a well-capitalized, privately held investment group.
