About Loloft: Loloft is revolutionizing the warehousing sector by offering small and emerging businesses flexible physical space for product storage and handling, eliminating the need for traditional long-term lease agreements. Our innovative model, termed "Industrial Coworking," merges shared office environments with private warehouse units, varying in size from 150 SF to 5,000 SF, all within a climate-controlled facility and with adaptable terms starting at three months.

Founded in 2019 by Brendan Howell and Paola Ibarra, Loloft is supported by prominent investors, including Bentonville-based RZC Investments, the investment platform for Steuart and Tom Walton, grandsons of Walmart founder Sam Walton, along with Revolution's Rise of the Rest Seed Fund, led by Revolution Chairman and CEO and AOL Co-Founder Steve Case.

About The Role: The Construction Superintendent is a mobile position that involves working on-site at various locations for Loloft. You will report directly to the Project Manager. The Superintendent is responsible for ensuring that all construction initiatives are executed to the highest standards, demonstrating consistency in the following key behaviors:

  • Consistency: Adheres to established procedures and recommends updates when necessary.
  • Teamwork: Fosters positive relationships with the executive team, supervisors, managers, and colleagues throughout the organization.

Key Responsibilities:

Operational Management:

  • Coordinate personnel, tools, and equipment while planning and managing multiple activities to achieve project goals.
  • Collaborate with the project manager to develop a schedule of construction activities, organizational structure, staff selection, and resource requirements.
  • Prepare and disseminate a three-week look-ahead schedule.
  • Ensure subcontractor adherence to safety, environmental, and quality control protocols.
  • Oversee daily operations of subcontractors, ensuring compliance with Loloft's standards.

Cross-Functional Collaboration & Stakeholder Management:

  • Facilitate subcontractor activities to enable effective work performance and integration with project timelines.
  • Provide daily updates to the project manager regarding job progress, plans, and potential issues affecting costs or schedules.
  • Act with integrity, supporting the company’s values and maintaining a focus on exceeding customer expectations.
  • Ensure timely payment to vendors and subcontractors following invoice review and approval.

Project Management, Administration & Compliance:

  • Maintain an updated project record set of drawings, documenting all changes and modifications throughout the project lifecycle.
  • Verify and document all alterations to the record set of drawings, maintaining a redline set for tracking.
  • Assist the project manager with duties, including timely material shipments and securing approvals for shop drawings and material samples.
  • Support the preparation of job progress and cost reports to accurately reflect actual expenditures.
  • Review and authorize all requisitions, field purchase orders, invoices, and other significant documentation.
  • Keep a daily log to permanently record all critical project facts, events, conditions, and approvals.
  • Ensure completion of all necessary inspections, approvals, and certifications by relevant authorities.

Ad-Hoc Responsibilities:

  • Manage material handling, including site layout, material counts, unloading/loading, ordering missing materials, and site cleanup.

Minimum Qualifications:

  • Exceptional written and verbal communication skills.
  • 5+ years of experience in Industrial Commercial Construction (residential experience not applicable).
  • 5+ years in a Superintendent role with advanced knowledge of construction processes.
  • Strong independent operator with a chronological working mindset.
  • Excellent organizational skills and proactive project management approach.
  • Proficient in Google Workspace, WhatsApp, Microsoft Word, Excel, Smartsheets, and Procore.

Preferred Qualifications:

  • Willingness to travel frequently, often on short notice, and work on extended field assignments.
  • OSHA 30-hour certification.
  • Ability to meet the physical demands of the role, including standing or walking for extended periods, navigating uneven terrain, bending, kneeling, climbing stairs, and lifting heavy loads up to 50 pounds.
