Position Overview

The Mortgage Loan Specialist is integral to our operations, engaging in various tasks that directly support the company’s production efforts. This role involves working closely with borrowers to facilitate the loan origination process, ensuring that all necessary documentation is collected and submitted accurately. The Loan Specialist serves as a vital link between borrowers, underwriting teams, and other stakeholders.

Key Responsibilities
  • Accurately complete the loan application (1003).
  • Gather essential documentation from borrowers, including:
    • Recent pay stubs (30 days)
    • Two years of tax returns
    • Last two years of W-2 forms
    • Income verification letters (disability, trust income, etc.)
    • Letters of explanation for employment gaps
    • Two months of bank statements
  • Ensure timely acquisition of signed disclosures in compliance with regulations.
  • Generate accurate Automated Underwriting System (AUS) findings.
  • Evaluate credit reports and financial situations to recommend suitable loan products.
  • Determine pricing for loans and communicate fees to the operations team.
  • Prepare and submit a comprehensive loan package for processing.
Note: Processing cannot commence without a complete loan file, which includes a fully completed application, signed disclosures, and at least 80% of the required documentation for underwriting approval.
  • Secure interest rates.
  • Review the Closing Disclosure (CD) to ensure that fees and cash required at closing align with commitments made to the customer:
    • Issue lender credits as necessary.
    • If discrepancies arise, collaborate with processing and management to address funding issues.
  • Resolve any challenges or delays encountered during the production and underwriting phases.
  • Provide administrative assistance in preparing and submitting loan applications along with supporting documents.
  • Coordinate, create, and distribute marketing materials.
  • Maintain databases for clients and referral partners.
  • Respond to customer inquiries regarding rates, products, and loan application statuses to ensure high-quality service.
  • Perform additional duties as assigned by Guild Mortgage Company or the Managing Loan Officer.
Qualifications
  • High school diploma or equivalent is required.
  • A minimum of two years of experience in mortgage lending or a related field is preferred.
  • Possession of an active NMLS License is necessary.
  • Ability to prioritize multiple tasks; strong attention to detail and organizational skills are essential.
  • Exhibit a sense of urgency and responsiveness in all tasks.
  • Demonstrate a commitment to delivering outstanding customer service.
  • Show patience and professionalism in interactions with both internal and external clients.
  • Proficient in data entry, PDF software, Microsoft Word, and Excel.
  • Strong verbal and written communication abilities are required.
Supervision
  • Requires intermittent to low supervision based on experience.
  • Exercise sound judgment in fulfilling core job responsibilities.
