Key Responsibilities- Oversee file management and run assigned reports to ensure accurate and timely data.
- Utilize exceptional customer service and sales techniques to provide an efficient and courteous response to all resident requests.
- Collect all monies due and oversee audit evictions, potential skips, and move-outs by walking units to evaluate occupancy.
- Communicate with outside legal counsel during the eviction process to ensure compliance with all regulations.
- Finalize move in/out and renewals files and enter data into property management software to maintain accurate records.
- Oversee resident renters insurance procedure to ensure compliance with company policies.
- Collect deposits and process future residents' applications to ensure timely and accurate processing.
- Ensure the model/target apartments are ready for show and maintain a clean workspace to showcase our community's amenities.
- Maintain a thorough knowledge of lease terms, unit specifications, availability, current market conditions, and all company and community policies to ensure understanding of required application information, screening process, policies, and procedures.
- Maintain contact with all apartment locator services and local businesses to provide informational material and promote our community.
- Shop surrounding or competing properties and conduct outreach marketing to stay informed about market trends and competitor activity.
- Develop and maintain on-going resident retention programs to ensure high resident satisfaction and retention rates.
- Report unusual or extraordinary circumstances regarding the property or residents to ensure prompt attention and resolution.
- Maintain a professional appearance and conduct at all times to represent our company and community in a positive and professional manner.
- Customer service experience to provide exceptional service to residents and vendors.
- 6 months experience in the property management industry to understand industry-specific procedures and regulations.
- Strong communication skills both written and verbal to effectively communicate with residents, vendors, and colleagues.
- The ability to remain professional and courteous in a fast-paced working environment to ensure timely and accurate processing of tasks.
- Organization skills with strong attention to detail to maintain accurate records and ensure compliance with company policies.
