Key Qualifications
- Experience in multifamily property management is essential.
- A minimum of 8 years in a management role.
- CPM designation and relevant State Brokers License are advantageous.
- Strong communication skills, including effective interpersonal, written, and verbal abilities.
- Demonstrated ability to collaborate effectively within a team environment.
- Leadership qualities that inspire team engagement and performance.
- Analytical mindset with a keen attention to detail.
- Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook) and Adobe Creative Suite.
- Familiarity with Yardi Property Management Software.
- Knowledge of CRM systems (preferably RentCafe) is beneficial.
- Fluency in Spanish is a plus.
- A Bachelor’s degree is preferred; substantial industry experience may be considered in lieu.
Core Responsibilities
- Lead the execution, oversight, and strict compliance with property operating and renovation budgets across your portfolio.
- Engage in financial strategy by analyzing, developing, and adjusting operating and capital budgets for each property.
- Conduct monthly financial assessments to ensure accurate reporting and implement proactive measures for optimal fiscal management.
- Supervise, authorize, and manage contract services, repairs, and supply expenditures exceeding on-site authority.
- Obtain necessary approvals for expenses that exceed Regional Manager limits, ensuring comprehensive financial oversight.
- Work closely with the Regional Service Manager and Vice President to ensure timely and budget-conscious execution of capital projects.
- Ensure all contracts, insurance, and scopes are aligned with each capital investment.
- Drive project success by monitoring progress and costs, ensuring efficiency and adherence to timelines.
- Enhance community performance metrics, including turnover rates, market competitiveness, occupancy levels, and financial health indicators.
- Utilize data insights from rent rolls, lease renewals, and financial statements to guide property managers toward prioritized objectives.
- Innovate marketing strategies to attract qualified prospects and minimize unit downtime across your portfolio.
- Leverage market positioning knowledge to capitalize on community strengths and address challenges within submarkets.
