The Maintenance Technician II is responsible for assisting the Maintenance Supervisor and/or Maintenance Team in upholding the physical integrity of the community, in alignment with Thrive's core values. This role involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will execute assigned tasks safely and perform additional duties as directed by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will take on all maintenance responsibilities.
Key Responsibilities:
- Schedule and execute routine preventative maintenance on all relevant equipment and tools as instructed by the Maintenance Supervisor and Community Manager.
- Diagnose and perform minor or routine maintenance and repairs within residential units and throughout the property.
- Inspect and assist in coordinating all necessary make-ready repairs and services.
- Help maintain the grounds in a clean and orderly fashion.
- Carry out any additional tasks assigned by the Maintenance Supervisor and Community Manager.
- Contribute to a positive team atmosphere and a satisfied resident community.
- Previous maintenance experience in property management is strongly preferred, but not mandatory.
- Proficiency in unit turns and appliance repair is advantageous.
- Exceptional customer service skills.
- Strong team collaboration abilities.
- Willingness to learn and take initiative on various tasks and projects.
- Availability for weekends and scheduled workdays is required.
- Must possess a valid driver's license and automobile insurance coverage.
- Must provide personal tools.
Physical Requirements:
- This position requires the ability to alternate between standing and walking or sitting based on daily needs. Approximately 66% - 100% of the time will be spent on your feet.
- Occasional bending, stooping, squatting, climbing stairs, pushing or pulling, and reaching above shoulder height may be necessary (e.g., cleaning up litter, placing advertisement boards, opening doors, moving items).
- Ability to lift/move/push/pull up to 150 lbs occasionally, with frequent lifting/pushing/pulling of 25 lbs - 75 lbs, while being on your feet for most of the day.

Background Check & Drug Screening Policy:
Thrive Communities conducts background checks and drug screenings for on-site property associates after a conditional offer of employment is accepted, in compliance with applicable laws.
