Residential Apartment Maintenance Supervisor

Key Responsibilities:

  • Collaborate with the on-site personnel to oversee all maintenance-related tasks and property upkeep.
  • Supervise the preparation process to ensure apartments are ready for new tenants promptly.
  • Initiate, execute, and manage maintenance projects aimed at enhancing curb appeal, optimizing building systems, and evaluating contractor performance.
  • Formulate scopes of work for minor improvements/services and identify qualified contractors for bidding.
  • Effectively manage expenses in alignment with ownership objectives, consistently seeking to reduce costs through proposals and negotiations.
  • Establish and nurture relationships with vendors, negotiate pricing, and collaborate on the approved vendor list.
  • Provide daily oversight and support to the maintenance team, identifying training opportunities and ensuring accountability for the condition of their work areas.
  • Lead the Preventative Maintenance program, ensuring timely execution and comprehensive documentation.
  • Comply with all applicable local, state, and federal housing regulations.
  • Foster a team culture focused on customer service and curb appeal.
  • Perform additional duties as assigned.
  • Be available for on-call duties and occasional overtime hours.

Qualifications:

  • Strong knowledge of plumbing, electrical systems, HVAC, and carpentry.
  • Experience in supervising a team.
  • In-depth understanding of residential building systems, including boilers, chillers, cooling towers, air handlers, and roof fans.
  • Professional licenses related to building systems are preferred and may be required based on property type.
  • HVAC and/or CFC certifications are highly preferred.
  • Proficient in maintenance-related software, Microsoft Word, Excel, email, and web searches.
  • Exceptional communication skills, both written and verbal.
  • Able to manage multiple projects and tasks from various staff and volunteers.
  • Excellent interpersonal skills, maintaining professionalism in all interactions.
  • Demonstrated passion for achieving high-quality results and a proactive attitude.
  • Ability to undertake innovative projects with minimal supervision.
  • Strong customer service orientation and high standards for quality.
  • Flexibility to work evenings, weekends, and respond to emergencies as needed.

Education:
Fluency in English, ability to perform intermediate mathematical functions, and proficiency in on-site resident management software are required.

Professional Experience:
A minimum of three (3) years in residential property management or a related field is essential.

Computer Skills:

  • Basic computer knowledge.
  • Ability to use Outlook and OneSite.
  • Intermediate proficiency in MS Word and Excel.
  • Basic understanding of Internet usage.

Physical Requirements:
Must be capable of accessing all areas of the property and amenities.

Ability to lift, carry, or maneuver weights up to 50 lbs independently and 100 lbs with assistance.
