Job Title: Onsite Community Manager

Adora Trails is a family-friendly and premier master-planned HOA community located in Gilbert, AZ. Our community features over 12 miles of scenic walking trails, a catch-and-release fishing lake, several playgrounds and greenbelts, a large community center equipped with a kitchen, outdoor basketball court, lounge areas, fitness center, and community pool. We are close to San Tan Village shopping mall and Chandler Unified District Schools.

Position Summary:

As an Onsite Community Manager, you will be responsible for providing exceptional community management and customer service to our residents. You will have in-depth knowledge of Covenants, Conditions & Restrictions (CC&Rs) and management contracts.

Key Responsibilities:
  • Manage the business of the association to maintain property values, foster positive owner/resident relations, and quality of life for all Association members.
  • Develop a strong working relationship with community board members, committee members, and owners.
  • Recommend and implement procedures to ensure compliance with federal, state, and local laws regarding community association management and state disclosure requirements for resale buyers.
  • Perform community tours, track non-compliance issues, send notices, and follow established fine and collection policies.
  • Manage architectural control processes, ensuring compliance with Design Guidelines and policies for Design Review.
  • Plan, organize, and assist the Board in conducting Board and annual membership meetings, prepare board packages, and provide required notification of meetings.
  • Review monthly financials, submit A/P to the management company, establish and execute community annual budgets, manage capital improvements, and monitor community A/P and delinquent accounts.
  • Secure competitive contract bids, present comparative bid reviews, supervise and ensure compliance of all executed contract terms and conditions, and oversee community and contractor liability insurance requirements.
  • Maintain documentation of landscape tours with contracted vendors, respond to incident reports, and implement timely solutions.
  • Train and oversee onsite staff, including maintenance, activities coordinator, compliance, administrative, and front desk staff.
Requirements:
  • Excellent interpersonal skills, including effective communication, social orientation, and public speaking.
  • Strong time management skills, with the ability to handle multiple tasks simultaneously, establish priorities, and meet deadlines.
  • High attention to detail and experience working with HOAs or other entities that involve knowledge and enforcement of Governing Documents.
  • Exceptional organization and tracking skills, with the ability to function efficiently in a high-volume, fast-paced environment.
  • Proficiency in utilizing computer programs and company database systems, including Microsoft Office, internet, and email systems.
  • Ability to interact and work positively and effectively with staff and residents at all levels.
  • Ability to work collaboratively and cooperatively within the department and with other departments.
  • Ability to supervise staff.
Work Environment:

This role requires utilizing a personal automobile for commuting to and from assigned communities, walking communities to inspect common areas, and working evenings and weekends as necessary. Sitting and standing for moderate periods of time are also required.
