Key Responsibilities
- Leadership & Communication: Provide direction for field supervision, subcontractors, and vendors to adhere to project timelines. Collaborate closely with the Superintendent to achieve project objectives. Act as the company's representative to stakeholders including owners, architects, and regulatory bodies. Manage financial elements such as contracts and purchase orders while fostering strong relationships with clients and team members. Oversee multiple projects of varying complexity.
- Preconstruction Activities: Engage in proposal development and presentations. Conduct reviews for constructability and coordinate with the Superintendent. Adjust the list of subcontractor bidders and address client RFP specifications.
- Project Initiation: Secure necessary permits, review project drawings and specifications, and ensure compliance with contractual obligations in subcontract documents. Prepare and assess the budget with the Superintendent. Develop project schedules and monitor requirements. Establish processes for RFIs, CORs, and submittals. Coordinate field mobilization and utility needs. Organize and lead Subcontractor kick-off meetings. Ensure timely procurement of essential subcontractors.
- Project Management: Attend and facilitate project and subcontractor meetings, distributing minutes as necessary. Maintain comprehensive project logs and conduct weekly team discussions. Monitor subcontracts, insurance, and bonds. Process PCOs and update cost forecasts regularly. Review and update the project schedule monthly while assessing jobsite quality on a weekly basis. Assist in resolving critical project issues.
- Project Completion: Execute the closeout checklist, manage the issuance and completion of punch lists, and prepare final billing statements. Determine project completion dates, secure necessary certifications, and finalize change orders. Compile closeout documentation for the owner.
- Relationship Management: Sustain communication with owners, architects, and subcontractors. Promote a collaborative atmosphere and cultivate positive relationships for future endeavors.
- Financial Oversight: Approve invoices, manage requisitions, and ensure timely financial transactions. Maintain cash flow and proactively address any financial challenges.
