Job Summary:

The Leasing Consultant is a key member of our team, responsible for supporting the leasing, retention, and occupancy goals of our community. As a customer service-oriented professional, you will provide exceptional experiences for current and prospective residents, building relationships, planning events, and taking initiative to meet the community's needs.

Key Responsibilities:

• Greet prospective tenants and professionally present the features and benefits of our property.
• Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other Federal, State, and Local laws pertaining to Multi-Family Housing.
• Implement and enforce all policies and procedures as outlined in the company policy and procedures manuals.
• Offer a professional and friendly atmosphere in the leasing center/clubhouse and any other areas where prospective residents and current residents might interact with you.
• Inspect all models and market readies prior to showing to ensure their quality appearance.
• Relay incoming calls to appropriate point of contacts.
• Understand local competition, maintain a pulse on market trends and offerings.
• Complete paperwork accurately and timely.
• Maintain active guest cards and continue to work them until the prospect has chosen their home.
• Inspect the property on a regular basis, reporting any deficiencies to the Property Manager.
• Assist the Assistant Property Manager in preparing daily and weekly reports, resident communication, move-ins/outs, office supply inventory, and market surveys.
• Maintain Resident Files with current information properly filed per company policy at all times.
• Process Leasing Applications within 24-48 hours of receipt and in accordance with the company's P & P Manual guidelines.
• Oversee Lease Renewal Program to optimize lease renewals and increase rent 4-8% as market conditions allow.
• Treat all residents and prospects with an excellent level of customer service at all times.
• Receive, process/log, and file service requests in a timely manner.
• Plan and oversee resident activities as requested by the Property Manager.

Requirements:

• Prior leasing and/or property management experience preferred.
• Excellent written and verbal communication skills, providing effective communication with residents, employees, peers, vendors, owners, etc., and to assist in efficient operations.
• Excellent attendance is a requirement of the position.
• Excellent customer service.
• Work a varied schedule, including weekends and holidays, as required.
• Proficiency in Microsoft Office Suite, including Word, Excel, and Outlook.
• Positive attitude and highest level of professionalism.
• Bi-lingual abilities (written and verbal) may be required based on specific needs of the property.
• Preferred computer software experience, including MS Word, MS Excel, MS Outlook, and YARDI.
• Ability to walk, stand, utilize stairs, bend on a daily basis, conduct property tours in various weather conditions, and carry moderate items such as papers, boxes, event items, collateral, books, and small parts.
• Job may be sedentary at times.
