Building and Land Technology (BLT) is seeking a dedicated and experienced Commercial Property Manager to oversee commercial properties in Stamford and Norwalk, CT. The Commercial Property Manager will be responsible for maintaining the day-to-day operations of our properties, ensuring tenant satisfaction, and maximizing property value.

Key Responsibilities:
  • Facilitate Clear Communication: Facilitate clear and direct communication with tenants, service providers, and internal and external resources to uphold BLT's commitment to superior service in managed buildings.
  • Oversee Daily Site Operations: Oversee all daily site operations to ensure efficiency and excellence.
  • Maintain High Standards: Maintain high standards by ensuring the Chief Engineer and all other Engineers perform their duties to the highest standards.
  • Foster a Strong Team Environment: Foster a strong team environment through relationship-building and achieve results that benefit tenants.
  • Cultivate Positive Tenant Relationships: Cultivate positive tenant relationships through exceptional customer service.
  • Supervise Building Engineers: Supervise building engineers and oversee all BLT contractors and sub-contractors.
  • Manage Work Order Requests: Manage and assist with all work order requests.
  • Develop Energy-Saving Plans: Develop and implement energy-saving plans.
  • Prepare Financial Reports: Prepare quarterly financial reports for the site and review them with tenants.
  • Ensure Compliance: Ensure site compliance with all OSHA requirements.
  • Respond to Emergencies: Respond to emergencies during and after business hours.
  • Act as a Member of the Security Crisis Management Team: Act as a member of the Security Crisis Management and first responder site teams.
  • Complete Compliance Calendar Tasks: Complete all compliance calendar tasks promptly.
  • Manage Capital Projects: Manage all capital projects.
  • Monitor Financials: Monitor financials and control expenses in accordance with the budget.
  • Conduct Meetings with Service Contractors: Conduct periodic meetings with service contractors to review performance.
  • Motivate and Develop Internal Resources: Motivate, coach, and develop internal resources and contractors.
  • Evaluate Building Conditions: Regularly evaluate building conditions to ensure they meet the highest standards within budget constraints.
  • Ensure Efficient Building Operations: Ensure efficient building operations by setting objectives, priorities, and coordinating responsibilities.
  • Plan and Schedule Maintenance Work: Plan, schedule, and assign general maintenance and capital improvement work, ensuring timely completion and quality.
  • Conduct Bidding for Contracted Services: Conduct routine bidding for contracted services in line with BLT policy, selecting qualified providers to create value for the building and tenants.
  • Provide Feedback on Internal Resource Performance: Provide ongoing feedback on internal resource performance through review of completed work.
  • Maintain Property Contracts and Information: Maintain property contracts, correspondence, annual budgets, and other property information in an organized manner.
  • Prepare Financial and Operational Reports: Prepare monthly financial and operational reports or assist in their preparation.
  • Develop Annual Operating and Capital Budgets: Develop annual operating and capital budgets within established timeframes, aligned with owner objectives.
Qualifications:
  • Bachelor's Degree or Equivalent Experience: Bachelor's Degree or equivalent years' experience.
  • Commercial or Retail Real Estate Property Management Experience: 5-7 years of experience in commercial or retail real estate property management.
  • Supervisory Experience: 4+ years of supervisory experience preferred.
  • Knowledge of Mechanical Engineering Principles and Landowner Rights: Knowledge of mechanical engineering principles and landowner rights.
  • Strong Communication Skills: Strong communication skills.
  • Ability to Review and Carry Out Contractual Agreements: Ability to review, abstract and carry out contractual agreements.
  • Budget Management and Accounting Principles: Prior experience in budget management and basic accounting principles.
  • Microsoft Suite Proficiency: Proficiency in Microsoft Suite; experience with Timberline is a plus.
  • Knowledge of Federal, State, and Local Laws in Real Estate Management: Knowledge of federal, state, and local laws in real estate management.
