L.F. Jennings is in search of a Preconstruction Manager to oversee the Preconstruction phase for our clientele. This pivotal role demands a commitment to excellence in construction and a collaborative spirit.
The Preconstruction Manager will act as the representative of L.F. Jennings, guiding the Preconstruction process, which includes developing detailed budgets, coordinating both internal and external project teams, and advising clients and design teams throughout the design evolution. The role also encompasses value engineering to align projects with client budgets, collaborating with operations staff, and supervising a team of estimators during the bidding process.
Key Responsibilities
- Generate budgets for diverse projects, which involves quantity takeoffs, gathering subcontractor insights, utilizing relevant historical pricing data, accurately qualifying proposals, and presenting budgets to clients.
- Create both conceptual and detailed budgets from various documentation levels, ranging from initial sketches to comprehensive bid sets.
- Manage multiple projects at different development stages concurrently.
- Lead estimator teams during the bidding phase, ensuring comprehensive coverage of project scopes and overseeing bid timelines, bid day information compilation, project qualification, and proposal assembly for clients.
- Direct the bid team to ensure appropriate trades and subcontractors are targeted for pricing to secure adequate bid coverage.
- Examine bid documentation to pinpoint critical project components requiring attention from both the bid team and operations, ensuring thorough planning is executed.
- Maintain industry contacts and stay informed about market trends that could influence L.F. Jennings' offerings, including pricing and scheduling considerations.
- Report directly to the Vice President within the department.
- Oversee the buyout process following project award.
- Review subcontractor scopes of work prepared by the bidding team to ensure completeness and prevent gaps between trades during the buyout.
Essential Skills and Qualifications:
- Meticulous attention to detail.
- Strong interpersonal and communication skills across various mediums.
- Familiarity with tools such as Bluebeam and On-Screen Takeoff is advantageous.
- Ability to work independently, stay organized, and prioritize tasks effectively.
- Creative problem-solving skills; adaptable and flexible.
- Demonstrated commitment and a robust work ethic.
- A strong drive for success and continuous improvement.
Education and Experience Requirements:
- Bachelor's degree in construction management, architecture, civil engineering, or a related field.
- A minimum of five years of experience in the industry.
