ROLE OVERVIEW:
As a key member of our Property Management Teams, the Facilities Operations Manager plays a vital role in maintaining the quality and aesthetics of our apartment communities. This position involves overseeing the overall maintenance operations, ensuring resident satisfaction and comfort.
The Facilities Operations Manager is responsible for supervising and inspiring a diverse maintenance team while making independent decisions, particularly during emergency situations outside regular hours.
This dynamic role is ideal for individuals passionate about real estate preservation and enhancement, as well as those eager to advance their careers in residential property management. Successful candidates may find opportunities for promotion to Regional Maintenance Manager positions.
KEY RESPONSIBILITIES:
PROPERTY MAINTENANCE
- Execute, schedule, and oversee maintenance tasks throughout the property.
- Organize, monitor, and implement preventative maintenance strategies.
- Maintain a flexible schedule to address after-hours and weekend emergency maintenance needs.
OPERATIONS
- Utilize property management software to manage open service requests.
- Develop and manage budgets while keeping an accurate inventory of maintenance supplies.
- Ensure compliance with policies, procedures, safety standards, and regulatory requirements.
TEAM LEADERSHIP & CUSTOMER SERVICE
- Lead, motivate, and cultivate a successful, inclusive, and diverse maintenance team.
- Provide timely and constructive feedback on performance and facilitate conflict resolution.
- Deliver exceptional customer service to all residents.
QUALIFICATIONS:
- Minimum of three years of hands-on experience in apartment or building maintenance.
- Strong knowledge of plumbing, electrical systems, HVAC, carpentry, and appliance repair.
- HVAC-EPA (Type II) or EPA Universal certification is mandatory.
- Certified Pool Operator (CPO) certification is highly preferred; candidates without it must obtain it within 90 days of hire.
- Ability to comprehend and manage budgets effectively.
- Previous supervisory experience is essential.
- Familiarity with property management accounting software such as Yardi is required.
- High school diploma or equivalent is necessary.
- Proficiency in reading, writing, understanding, and communicating in both English and Spanish.
- Experience with Microsoft Outlook, Word, and Excel is essential.
- Excellent verbal and written communication skills are required.
- Superior customer service skills, including the ability to handle challenging situations.
- A valid driver's license and reliable transportation are required.
- Availability for on-call duties and responsiveness to after-hours emergencies.
- Flexibility to work weekends, evenings, and holidays as needed.
*The First-Year Bonus, less usual deductions, will be divided into two equal payments: the first payment following the completion of 90 days of employment, and the second payment following the completion of 1 year of employment.
COMPENSATION:
Estimated Rate of Pay: $28.00
This position is non-exempt; the range above reflects hourly rates. The pay range displayed for this position is determined by skills and experience required, location, and job complexity. Potential job offers may vary based on the skills, education, and experience an individual candidate holds.
This range reflects base rate only and does not include allowances, perks, commissions, or bonuses applicable to this position (if any).
In addition to base salary, Fairfield offers all full-time associates the following, upon meeting eligibility requirements:- Paid time off, paid holidays, and sick days, paid time off for volunteering activities (optional).
