POSITION OVERVIEW

KEY RESPONSIBILITIES:
Leasing & Occupancy Management:
Oversee all facets of apartment leasing, from initial inquiries to resident onboarding.
Maintain comprehensive knowledge of community specifics, including rental rates, availability, unit layouts, and lease timelines.
Collaborate with the Property Manager to establish and meet daily leasing and renewal objectives.
Conduct guided tours of model and available units for prospective residents.
Proactively address vacancies to sustain optimal occupancy rates.
Process security deposits, rental payments, and other move-in charges.
Marketing & Community Outreach:
Contribute significantly to the community's marketing strategies, providing insights for promotions, advertisements, and outreach initiatives.
Engage in off-site marketing events as necessary.
Monitor community marketing efforts and track prospective leads.
Evaluate market trends and competitor offerings to inform strategic planning.
Professionalism & Administrative Duties:
Ensure the leasing office, model units, and property grounds are welcoming and well-maintained.
Follow up with potential residents and accurately maintain guest records.
Assist in the training and supervision of a successful leasing team.
Maintain open lines of communication with the Property Manager, Maintenance team, and colleagues.
Adhere to Fair Housing regulations and uphold professional standards consistently.
Manage leasing documentation, prepare weekly reports, and maintain resident files.
Support resident retention and renewal initiatives.
Conduct periodic audits to ensure accurate resident information.
Track and monitor earned leasing commissions.
ADDITIONAL RESPONSIBILITIES:
Participate in training sessions as requested.
Network within the local community and build positive relationships with residents.
Assist with resident engagement events and activities.
Perform other assigned duties as needed.
QUALIFICATIONS:
Minimum of 1 year of experience in property management or a related field.
Strong sales and customer service capabilities.
Excellent communication, interpersonal, and organizational skills.
Proficient in Microsoft Office Suite and property management software.
Detail-oriented and highly organized.
A collaborative team player with a positive attitude and strong work ethic.
Knowledge of Fair Housing laws and regulations.
