Position Overview
The Construction Project Leader is pivotal in orchestrating the comprehensive planning, management, and execution of assigned construction initiatives. This role may encompass oversight of multiple projects concurrently, ensuring optimal project profitability while aligning with the strategic objectives of Layton Construction.

Key Responsibilities
- Assist in the formulation of project estimates.
- Develop and manage project budgets and unit cost reports.
- Lead the project team in crafting the Project Management Plan (PMP).
- Engage in value engineering services as necessary.
- Organize and facilitate pre-award and pre-construction meetings.
- Participate in the negotiation and preparation of project subcontracts.
- Aid in securing permits and addressing regulatory requirements.
- Create a project schedule and establish milestones to ensure successful project completion in collaboration with the project superintendent.
- Review plans and specifications for completeness and consistency.
- Support business development efforts as needed.
- Strategically plan the execution of construction contracts.
- Oversee procurement of project materials and equipment, adhering to budget constraints and delivery schedules.
- Develop and monitor quality, safety, and risk management plans for the project.
- Supervise the project site for cost, safety, quality, and schedule performance alongside the project superintendent.
- Adjust schedules as required to meet milestones and financial objectives.
- Negotiate change orders with owners and subcontractors, managing the associated cost and profit implications.
- Prepare monthly client payment requests and follow up on collections.
- Control job cost payments through document review and approval, coordinating with the job cost accountant for payments and lien releases.
- Participate in monthly job cost reviews to assess project status.
- Attend and document coordination meetings with owners and other stakeholders.
- Coordinate all final project closeout procedures, including as-built drawings and letters of substantial completion.
- Collaborate with Estimating to provide project cost data for the estimating database.
- Direct the organization and preparation of all project documentation for storage.
- Engage in PM training initiatives.
- Interact with all company departments to ensure adherence to policies and achievement of corporate objectives.
- Maintain professional relationships with vendors, owners, architects, community and state officials, and the public.

Qualifications
- Bachelor's degree in civil engineering, construction management, or a related field, or equivalent education and experience.
- A minimum of four years of project management experience in the healthcare construction sector.
- Valid driver's license with a clean driving record.
- In-depth knowledge of commercial construction processes.
- Understanding of estimating concepts sufficient to verify bids and process change orders.
- Familiarity with contractual language and concepts to protect company interests while delivering quality service.
- Working knowledge of construction laws and practices.
- Understanding of building codes and design requirements relevant to the project.
- Ability to read and interpret plans, blueprints, and specifications.
- High standards of ethical conduct in line with organizational policies.
- Effective interpersonal communication skills, demonstrating sensitivity and discernment.
- Proven ability to work collaboratively as a team member to achieve organizational and customer goals.
- Skilled in delivering verbal presentations with poise and clarity.
- Proficient in written communication, utilizing proper grammar and syntax.
- Capable of effective delegation and utilizing subordinates efficiently.
- Ability to identify and address customer needs appropriately.
- Professional demeanor in appearance and communication, making a positive impression on clients.
- Strong analytical skills for data interpretation and problem-solving.
- Self-motivated with the ability to work independently and manage processes to meet challenging goals.
- Proficient in operating office equipment, including computers and printers.
- Preferred: Professional affiliations (e.g., AGC membership) and credentials (e.g., Professional Engineer (PE)).
