The Assistant Property Manager is a key member of our property management team, responsible for overseeing marketing, resident relations, affordable housing programs, and administrative operations at our assigned property.

Key Responsibilities
  • Maintain target occupancy or above at the property through effective marketing strategies and leasing efforts.
  • Develop and implement marketing plans to attract new residents and retain existing ones.
  • Lease apartments and oversee the leasing process, ensuring timely and efficient execution.

  • Maintain accurate and up-to-date inventory of available apartments, ensuring seamless communication with residents and staff.
  • Conduct regular market surveys to stay informed about competitive properties and market trends.
  • Serve as the liaison between residents and maintenance staff, resolving complaints and concerns in a timely and professional manner.
  • Work closely with resident organizations to foster a positive community environment.
  • Organize activities and events for residents, promoting a sense of community and social connection.
  • Maintain updated files of social services agencies in the local area, referring residents as needed.
  • Collect rents, post to resident accounts, and make deposits of rental payments, ensuring accurate and timely financial management.
  • Inspect properties as per company policy, ensuring compliance with regulatory requirements.
  • Coordinate with the Maintenance Manager to schedule painting, cleaning, and other maintenance work associated with move-ins and move-outs.
  • Prepare company and government agency documents/reports as required, ensuring accuracy and compliance.
  • Handle delinquent resident accounts in accordance with company policies, promoting timely payment and resolution.
  • Execute lease renewals and recertifications at affordable housing properties, ensuring compliance with regulatory requirements.
  • Coordinate apartment inspection reports with the Maintenance Manager, ensuring accurate and timely documentation.
  • Prepare security and vandalism reports with the Maintenance Manager, forwarding to leadership as needed.
  • Maintain complete and current resident files, ensuring compliance with company policies and regulatory requirements.
  • Oversee the maintenance work order system and purchase order system, ensuring efficient and effective operations.
  • Perform site inspections with the Maintenance Manager and Property Manager, ensuring compliance with company policies and regulatory requirements.
  • Follow company policies and procedures at all times, promoting a culture of excellence and compliance.
  • Complete required trainings as assigned, ensuring ongoing professional development and growth.
  • Attend required meetings, staying informed about company initiatives and policies.
Requirements
  • High school diploma or equivalent experience.
  • Minimum of 3 years' experience in property management, with a focus on affordable housing and knowledge of Fair Housing regulations.
  • Demonstrated leadership, communication, prioritization, and interpersonal skills.
  • Ability to read, write, and communicate in English.
  • Proficiency in Microsoft Office and Yardi software.
  • Valid US Driver's License required.
