As a Maintenance Manager, your role will embody our Mission of Love by providing proactive leadership for a team that includes supervisors, leads, and maintenance personnel. You will be responsible for assigning and scheduling work, determining staffing needs, making employment recommendations, conducting performance evaluations, and advising on salary matters in collaboration with the department director. You will also mentor and guide employees, serving as a liaison between departments and external agencies.

Key Responsibilities:

  • Establish and develop objectives for the maintenance team, collaborating with other maintenance managers, supervisors, leads, and their teams to coordinate efforts through a collaborative approach to complete tasks and resolve issues.
  • Possess knowledge of OSHA, local, state, and federal regulations, as well as applicable building, electrical, plumbing, and trade codes, alongside all regulatory agency requirements.
  • Effectively allocate labor, prioritize tasks, manage time, and set requirements to ensure the maintenance team meets departmental objectives for completing work orders and assigned tasks, including identifying and troubleshooting equipment and structural issues.
  • Oversee, supervise, schedule, and inspect work, including work order requests and preventative maintenance tasks, for maintenance staff in designated areas, ensuring proper requisition of supplies and materials.
  • Maintain an established staffing plan through effective recruitment, interviewing, and selection of the most suitable candidates. Mentor staff through regular performance evaluations and refer them to continuing education programs. Adhere to the progressive discipline policy outlined in the Masonic Villages' Personnel Policy/Code of Conduct Handbook.
  • Ensure the proper functioning of all equipment and systems, including but not limited to heating, cooling, water, sewer, high voltage distribution systems, roadways, and the overall condition of the physical plant.
  • Ensure personnel are adequately trained in maintenance operations, equipment, systems, tools, and personal protective equipment (PPE). Monitor staff practices to ensure safety and report any unsafe practices to the department director.
  • Assist in the planning and preparation of the annual departmental operating and capital projects budgets.

Qualifications:

  • High School diploma or equivalent.
  • Skilled in one or more trades (carpentry, masonry, equipment operation, electrical, plumbing, painting, HVAC, etc.) with a minimum of six years' experience in maintenance and trade.
  • Knowledge of construction practices and building codes.
  • Strong project management skills.
  • A minimum of four years of supervisory experience is required.
  • Ability to allocate labor, prioritize tasks, manage time, and understand blueprints and specifications.
  • Valid Pennsylvania Driver's License.
  • Excellent communication skills across all levels of staff.
  • Strong written, oral, organizational, and computer skills.
