We are looking for a Senior Tenant Relations Specialist who will report directly to the Leasing Manager. This role is crucial in managing lease renewals and actively contributing to the marketing and leasing strategies for designated properties.

This position is in-person and can be based at either our Denver or Cleveland office. Become a vital part of Bridge33 Capital and make a meaningful impact.

KEY RESPONSIBILITIES
Oversee the complete tenant coordination process from initial engagement to tenant opening.

Efficiently manage your workload through regular reporting and active participation in weekly meetings.

Demonstrate strong leadership qualities by promoting departmental initiatives, best practices, and streamlined processes.


Deliver exceptional customer service to all internal and external stakeholders, including Leasing, Asset Management, Property Management, Legal, and tenants.

Provide accurate and timely LLW Estimates.

Oversee LLW budgets and timelines.

Negotiate contracts related to design and construction.

Review, qualify, and manage the Tenant Allowance disbursement process.

Utilize exception processes as needed to facilitate the earliest possible tenant openings.

Negotiate LLW or tenant scope to expedite lease execution through direct communication with tenants (as required).

Review, comment on, and approve tenant plans to ensure compliance with property criteria and optimal design.

Maintain tenant design criteria manuals for each assigned property.

Identify and escalate issues to the Sr. Director of Tenant Coordination and Construction that could significantly impact the company, along with proposed solutions as applicable.


Assist tenants, particularly local and high-impact tenants, as well as those with limited construction experience, throughout the design, permitting, and build-out phases.

Manage the permit process with local authorities.

Some travel may be necessary.

QUALIFICATIONS
Bachelor's degree in architecture, construction, engineering, or a related field is highly preferred.

A minimum of 5 years of experience in tenant coordination is required.

Exceptional verbal and written communication skills.

Familiarity with engineering systems such as electrical, plumbing, sprinkler, FDSC, structural, and HVAC (e.g., CW/HW, conditioned air, multi-zone, RTU, split system, etc.).


Depending on the projects, advanced skills in construction project management may be necessary, including: quantifying unusual conditions and scope, bidding and bid analysis, contract and change order negotiation, scheduling and prioritizing, effective task delegation, and delay avoidance (i.e., issues forecasting and action planning).

Ability to work independently while demonstrating strong organizational and teamwork skills.

The annual base salary range for this role is $76,452 - $114,678, and the position is eligible for an annual discretionary bonus.
