Maintenance Director Job Description

At Manor Lake Athens, we are seeking a highly skilled and experienced Maintenance Director to join our team. As a key member of our management team, you will be responsible for overseeing the overall operation of our Housekeeping, Laundry, and Plant Operations/Maintenance Departments.

Key Responsibilities:
  • Supervise and direct the Housekeeping, Laundry, and Plant Operations/Maintenance Departments to ensure a clean, safe, and sanitary environment for our residents.
  • Assist in planning, developing, and implementing housekeeping, laundry, and maintenance services to meet the needs of our community.
  • Coordinate housekeeping, laundry, and maintenance services with other related departments to ensure seamless operations.
  • Inspect and maintain storage rooms, linen closets, utility, and janitorial areas to ensure they are clean and well-organized.
  • Assist the Risk Management committee in identifying and evaluating routine and job-related functions to ensure that Category I and II housekeeping, laundry, and maintenance tasks are properly classified.
  • Ensure that our community and departments are maintained in a clean and safe manner, and that necessary equipment and supplies are maintained and operable to perform required duties and services.
  • Develop and implement infection control, waste disposal, and Universal Precautions policies and procedures to ensure a sanitary environment is maintained at all times.
  • Ensure that housekeeping, laundry, and maintenance personnel understand and follow Universal Precautions, established safety rules, fire, and disaster procedures, and departmental policies and procedures while performing daily tasks.
  • Hold regular staff meetings with housekeeping, laundry, and maintenance personnel to discuss work assignments, personnel, and departmental policies and procedures.
  • Assist in standardizing methods for performing housekeeping, laundry, and maintenance tasks.
  • Coordinate services to ensure that daily housekeeping, laundry, and maintenance services can be performed without interruption.
  • Recommend equipment and supply needs to the Executive Director and assist in ordering and purchasing equipment and supplies as necessary.
  • Develop and monitor adequate and cost-effective inventory control procedures.
  • Make periodic inspections of supplies and equipment to ensure that adequate levels are maintained and that equipment is available and working properly.
  • Forecast needs of the department and assist in preparing and planning the Housekeeping, Laundry, and Plant Operations/Maintenance Departments budget for equipment, supplies, and labor.
  • Maintain resident confidentiality and treat residents with kindness, dignity, and respect.
  • Review and report resident complaints concerning the department to the Executive Director.
  • Attend and participate in various committees and meetings of the community.
Qualifications:
  • Training in environmental control and operation of laundry equipment practices and procedures.
  • Must be 21 years of age or older.
  • Must read, write, speak, and understand English.
  • Knowledge of applicable state regulations.
  • Previous experience in a supervisory capacity.
  • Patience, tact, enthusiasm, and positive attitude toward the elderly.
  • Must have upper body strength adequate to bend, lift, shift, move, and/or assist in moving articles of more than twenty-five pounds.
  • Must be able to squat, reach, and stretch without distress.
  • Must be able to tolerate extended periods walking and standing.
