Maintenance Manager Job Description

The Maintenance Manager is responsible for overseeing the maintenance operations and infrastructure of a higher education campus. This includes managing the formation and distribution of Work Orders to all trades, ensuring timely completion, and adherence to quality standards.

Key Responsibilities:
  • Manage the operation and maintenance of building automation systems to provide continuous supply of hot and chilled water, electrical power, gas, or air.
  • Diagnose and troubleshoot MEP system malfunctions to prevent catastrophic failure.
  • Utilize CMMS to manage the repair, maintenance, and installation of tools, equipment, and utility systems.
  • Balance routine, preventive maintenance, and project work to optimally manage the needs of both the facility and the client.
  • Review new space/equipment plans and discuss equipment service needs and modifications with the client and/or design engineers.
  • Develop and supervise the implementation of routine and preventive maintenance required for all physical plant-related equipment.
  • Provide technical assistance and training of Facilities Maintenance personnel.
  • Provide follow-up reports to the Director of Buildings and Grounds in relation to work order status and loads.
  • Assist in providing technical support to various departments regarding requested repairs and improvements.
  • Distribute daily and monthly work schedules.
  • Perform quality assurance and accountability reporting.
  • Oversee project managers, architects, engineers, and contractors for all capital and non-capital improvement projects.
  • Provide effective communication and compliance to the College's Director of Environmental Health and Safety.
  • Manage and procure all service and preventative maintenance contracts and agreements.
  • Complete quarterly training assignments and an approved craft self-assessment within 30 days of signature date.
Requirements:
  • Proven supervisory, administrative, and communication skills.
  • Associate Degree (A.A.) or equivalent from a two-year college or technical school; or five years related experience and/or training; or equivalent combination of education and experience.
  • 3-5 years managerial/supervisory experience in the facilities management field, preferably in an academic setting.
  • Experience performing maintenance on various equipment, including chillers, boilers, thermal storage, pumps, heat exchangers, HVAC Systems, Building Automation Systems, Life Safety Systems, utility services, electrical power distribution, plumbing and sewage, and HP steam systems.
  • Computer proficiency, including working knowledge of Microsoft Office Suite.
  • Ability to work non-standard hours, including evenings and weekends, and be available on-call for emergency situations.
