Key Responsibilities
  • Leadership and Supervision
    • Oversee and direct the maintenance staff to ensure efficient and effective operations.

  • Maintenance Operations
    • Schedule and coordinate maintenance work orders to ensure timely completion and minimize disruptions.
    • Monitor and control maintenance budgets to ensure compliance with company guidelines.
    • Develop and implement maintenance schedules to ensure the upkeep of community facilities and amenities.
  • Customer Service
    • Provide excellent customer service to residents, guests, and employees by responding promptly to maintenance requests and resolving issues in a timely manner.
  • Reporting and Compliance
    • Prepare and submit regular maintenance reports to management, including work order status, budget updates, and maintenance schedules.
    • Ensure compliance with all relevant laws, regulations, and company policies, including OSHA and EPA guidelines.
Requirements
  • Education and Experience
    • Associate degree or equivalent from a two-year college or technical school, or two years of related experience and/or training.
    • Two years of hands-on experience in the installation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC, plumbing, and electrical systems.
  • Certifications and Licenses
    • EPA Certification (HVAC) Type 1, Universal preferred.
    • City and/or State certification requirements must be met if applicable.
  • Knowledge, Skills, and Abilities
    • Working knowledge of electric, plumbing, HVAC, and basic construction.
    • Ability to read, analyze, and interpret technical procedures and governmental regulations.
    • Ability to write reports, business correspondence, and procedure manuals.
    • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Working Conditions

The Maintenance Supervisor will work in an indoor and outdoor field environment, with exposure to dust, grease, noise, fumes, noxious odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions. The position requires sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time, and to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movements.
