Position Overview

The Land Analyst plays a crucial role in supporting the land acquisition team by conducting project and financial assessments throughout the community development lifecycle.

Key Responsibilities

  • Lead financial analysis for quarterly and annual Division Business Plans, summarizing actual and projected financial outcomes for the Division and its assets.
  • Prepare detailed reports on gross revenues, profit margins, sources and uses of funds, cash flow forecasts, break-even analysis, and return metrics.
  • Assist in evaluating the financial viability of acquisition opportunities within the Division.
  • Develop underwriting proformas and financial documentation for assets acquired by the Division.
  • Conduct pricing analysis for asset sales and evaluate financial deal structures for disposition opportunities.
  • Recommend pricing and profit-sharing structures, including interest rates and payment schedules.
  • Maintain a computerized financial proforma model for community planning purposes.
  • Collaborate with management to explore alternative business planning scenarios and recommend optimal financial strategies.
  • Act as a liaison with Corporate Finance to ensure adherence to financial strategies and procedures.
  • Maintain a market analysis database to support project feasibility assessments.
  • Conduct competitive market research by visiting sites and analyzing pricing, features, and costs.
  • Assist in the Greenfolder process by preparing necessary charts, graphs, and reports.
  • Formulate budgets for assigned projects and manage vendor contracts, change orders, and invoices.

Qualifications

  • Bachelor's degree required, preferably in finance, business, real estate, or a related field, with a minimum of two years of experience in land acquisition or homebuilding.
  • Valid driver's license and a good driving record are required.
  • Proficient in computer applications, including word processing, spreadsheet analysis, and data management software.
  • Advanced Excel skills are essential.
  • Strong communication skills, both verbal and written.
  • Excellent collaborative abilities and a proactive approach to achieving objectives.
  • Detail-oriented with strong problem-solving skills to navigate complex situations.
